PUD-148, 2207 Martin Ave. Planning Commission <br />10 of 14 <br />PMC 18.84.080 (Front yards) and 18.84.090 (Side and Rear yards). Per the PMC, the <br />maximum height of a fence located in a required side or rear yard is approximately 6 feet, or <br />up to approximately 8 feet with approval by the Zoning Administrator. The maximum height for <br />a fence located in the required front yard for the R-1-40,000 District is approximately 30 <br />inches, or approximately 6 feet upon approval by the Zoning Administrator. <br /> <br />The existing/partially completed sports court is located approximately 6.5 feet away from the <br />north side property line and approximately 15 feet from the rear (west direction) property line <br />along Dennis Drive (See Figures 3, 7 and 8). <br /> <br />The proposed development standards for the sports court fencing are shown in Table 2 below. <br />Currently, the existing sports court is located approximately 6.5 feet away from the north side <br />property line and approximately 15 feet from the rear property line along Dennis Drive. <br /> <br />Table 2: Proposed Sports Court Fencing Development Standards <br />Maximum height 10-Feet <br />Minimum side setback 6-Feet <br />Minimum rear setback 10-Feet <br />Fencing Type Chain Link <br />No sport courts allowed in the front yard of residence. <br /> <br />Per satellite imagery, there are currently six properties in the vicinity of the subject parcel that <br />have an existing sports court (see Table 3 and Figure 9). It is unclear if any of the six sports <br />courts include surrounding fencing. Of the six properties, two (properties, 1 and 2, per Table 3) <br />contained an existing tennis court prior to annexation into the City. In addition, City records do <br />not show that the City issued planning or building permits for any sports court for any of the six <br />properties.
