Proposed Changes to ODS for Housing Sites
Development Standards
1. Requirement for bedroom mix of affordable units (Developer Comment)
Page 12 Add text to indicate that the bedroom mix for affordable units does
(as identified in not apply to age-restricted senior housing or single-family projects,
the document since those project types will inherently meet the intent to provide
footer) larger, family-sized units (single-family), or be intended to meet the
needs of smaller households (senior housing).
2. Development standards for attached and detached single-family homes (Staff
recommended clarification/Developer Comment)
Pages 13, For projects with density ranges up to seven dwelling units per
14 acre (du/ac), continue to defer to the PMC for site development
standards of detached single-family residential projects, but
establish minimum lot width, lot depth, front yard, and side yard
minimums for attached and semi-attached developments since the
standards in the PMC for detached units are incompatible with
attached product types.
Since the April 12 Planning Commission meeting, the language
regarding the side yard setback was modified at staff's
recommendation, in the interest of clarity and a rear yard setback
was added.
3. Development standards for projects greater than seven and up to 14 du/ac (Staff
recommended clarification/Developer Comment)
Pages 14, To reflect the minimum required dimensions for lots with alley-
15 access garages that were identified in a prior version of the ODS,
modify the minimum lot size such that these lots require a
minimum size of 1,950 square feet.
Secondly, to coordinate with the standards for 14-29 du/ac density
projects and to facilitate units that are attached on both sides such
as an interior unit on a townhome (as opposed to only side-by-side
duplexes), modify the minimum side yard requirements.
Add a FAR maximum of 0.75 (since building coverage limitations
are proposed to be deleted and the PMC utilizes FAR); lots with
alley-accessed garages would be permitted 0.15 bonus FAR in
addition to the base 0.75 FAR.
Additional changes since the April 12 Planning Commission
meeting include: (1) modification of language proposed regarding
Page 6 of 11
