Substitution of Alleys and Paseos for Internal Streets in subdivisions less than three <br />acres (Single-family Tract Developments) <br /> Page 22 Modify Standard A1.9 to indicate that residential subdivisions less <br />than three acres shall be allowed to substitute Alleys and Paseos <br />and for Internal Streets. <br />8. Driveway length (All Sites) <br /> Page 23 Add text to require all driveways to be a minimum of 22 feet in <br />length from back of sidewalk to the garage entry. <br />9. Connections between adjacent development (All Sites) <br /> Page 23 To better align with Standard A1.7 that requires connections <br />between developments, the text of Guideline A1.e is proposed to <br />indicate that while these connections are required, they should be <br />located and designed to minimize cut-through traffic (whereas <br />existing language only indicates street layout should be configured <br />such that cut-through traffic is discouraged). <br />10. Standards for streets (All Sites) <br /> Pages 27, <br />28, 29, 30 <br />Proposed modifications indicate to split Standard A3.1 into three <br />subsections for clarity to account for various street types of <br />frontages. Proposed text indicates that, from arterial, collector, and <br />internal streets, a 10-foot setback is required for development up to <br />40 feet in height and a 15-foot setback is required for development <br />over 40 feet in height. Figures 6, 7, and 8 are modified and <br />renamed accordingly. Figure 9 (named, Internal Street Design <br />Standards, in the January 26 Adopted ODS is proposed to be <br />deleted). <br />11. Internal street (Multifamily Developments) <br /> Page 29 Delete Standard A3.10 (erroneously labeled as A3.7) under <br />heading, Multifamily Development since it is duplicative of Standard <br />A4.8. <br />12. Setbacks on public street frontages (Multifamily Developments) <br /> Page 31 Delete Standard A4.9 since proposed standards in A3 establish <br />setbacks. <br />13. Reference to Figure 12 (Multifamily Developments) <br /> Page 36 Add reference to Figure 11 (previously Figure 12) in Standard A7.1 <br />to clarify its dimensions apply to multifamily development. Remove <br />the term, “driveway” from Figure 11 (this change would be <br />completed prior to finalizing the ODS changes).
