Requirement for bedroom mix of affordable units. <br /> Page 12 <br />(as identified in <br />the document <br />footer) <br />Add text to indicate that the bedroom mix for affordable units <br />does not apply to age-restricted senior housing or single-family <br />projects. <br />2. Development standards for attached and detached single-family homes <br /> Page 13 <br /> <br />For projects with density ranges up to seven dwelling units per acre <br />(du/ac), continue to defer to the PMC for site development <br />standards of detached single-family residential projects, but <br />establish minimum lot width, lot depth, front yard, and side yard <br />minimums for attached and semi-attached developments since the <br />standards in the PMC for detached units are incompatible with <br />attached product types. <br />3. Development standards for projects greater than seven and up to 14 du/ac <br /> Page 13 In order to reflect the minimum required dimensions for lots with <br />alley-access garages that were identified in a prior version of the <br />ODS, modify the minimum lot size such that these lots require a <br />minimum size of 1,950 square feet. <br />Secondly, to coordinate with the standards for 14-29 du/ac density <br />projects and to facilitate units that are attached on both sides such <br />as an interior unit on a townhome (as opposed to only side -by-side <br />duplexes), modify the minimum side yard requirements. <br />4. Floor-area-ratio (FAR) for projects greater than seven and up to 14 du/ac <br /> Page 14 For projects greater than seven and up to 14 du/ac, add a FAR <br />maximum of 0.75; lots with alley-accessed garages would be <br />permitted 0.15 bonus FAR in addition to the base 0.75 FAR <br />5. Building Coverage (All Sites) <br /> Pages 14, <br />15, 16 <br />Delete references to building coverage requirements since this <br />requirement is not currently in the PMC. Related, proposed <br />modifications to building massing requirements (upper floors as a <br />percentage of the ground floor - see Standard B1.5, below) are <br />intended to simplify and replace the building coverage requirement. <br />6. Individual unit entries (All Sites) <br /> Page 21 Standard A1.2 indicates that alleys and parking areas should not <br />be used for primary circulation to the building entries and limits <br />individual unit entries fronting alleys and parking areas to 25 <br />percent. Proposed text indicates alleys or parking areas directly <br />accessed by individual unit entries must comply with Standard 1.3,
