All four
areas would be common space open to apartment residents and guests. Courtyard A would be near
the center of the site, on Level 0 (the ground level of the eastern half of the building) and would be
completely surrounded by apartments. Courtyard B would be at the western edge of the site, on
Level 1 (the second level of eastern half and ground level of western half) and would be surrounded
by apartments on approximately 75 percent, 80 percent of its sides, with the open side facing west
toward Macy’s. Because both courtyards would be shielded by the buildings, they would have
minimal exposure to public roadways. A roof terrace would be located at the northeastern corner of
the project site on Level 4 and another roof terrace would be located at the center of the project site
on Level 5. Exhibit 8 shows courtyard and terrace locations.
A portion of the ground level on the eastern half of the building would include maintenance and
storage space. Level 0 (the ground level of the eastern half of the building) would contain 20
apartments, lobbies, a co-work space, storage, parking, bicycle storage, a maintenance area and
Courtyard A. Level 1 (the second level of the eastern half and ground level of the western half)
would contain 66 apartments, parking, and Courtyard B. Levels 2 through 5 would contain the
remainder of the apartments and Levels 2 through 4 would contain the remainder of the parking.
Rooftop parking would be provided. All parking would be located in the center of the building. The
proposed units and other project features would surround the parking structure. Table 1 provides a
residential unit summary of the proposed project.
Table 1: Unit Summary
Unit Type
Unit
Square
Footage Level 0 Level 1 Level 2 Level 3 Level 4 Level 5
Total
Units
Percentage
of Unit
Type
Total
Square
Footage*
Studio 570 3 6 6 6 6 2 29 8.1% 16,530
1-bedroom 662 3 9 9 9 9 7 46
48.1%
30,452
1-bedroom 715 0 4 6 7 7 4 28 20,020
1-bedroom 840 4 17 20 21 21 12 95 79,800
1-bedroom 850 0 1 1 1 1 0 4 3,400
2-bedroom 980 2 5 8 8 6 5 32
36.4%
31,360
2-bedroom 1,040 6 10 10 12 12 5 55 57,200
2-bedroom 1,120 2 8 8 8 8 5 39 43,680
2-bedroom 1,220 0 1 1 1 1 1 5 6,100
3-bedroom 1,290 0 4 5 5 4 4 22
7.5%
28,280
3-bedroom 1,405 0 0 0 0 1 0 1 1,405
3-bedroom 1,660 1 1 1 1 0 0 4 6,640
