Objective Design Standards for Housing Sites <br />City of Pleasanton - 15 - DRAFT: January 4, 2023 <br /> <br /> <br />to a maximum deduction of 20%. <br /> <br />D. Projects with Density Ranges of 30 Dwelling Units per Acre or Greater <br />Where designated sites are subject to multiple ownership, each proposed development shall meet the <br />following standards. <br />1. All Designated Sites <br />a. Front Yard Minimum: See Frontage Street Sections <br />b. Side Yard Minimums: One Side eight feet /A total of 20 feet for both sides <br />c. Rear Yard Minimum: 20 feet (Note - Trash enclosures, carports, bike storage <br />and other accessory structures allowed per City Zoning ordinance are allowed to <br />encroach upon rear yard such that they maintain a setback of 5 feet from the property <br />line) <br />d. Maximum FAR: Not Applicable <br />e. Maximum Height: 65 feet (or 5 stories), as measured per Pleasanton <br />Municipal Code, except as per individual site development standards (TBD) or per AB <br />2923 <br />f. Parking Minimums: Parking minimums to be regulated per PMC chapter <br />18.88 <br />g. Residential/Bike Storage: Each unit shall be provided a minimum of 168 cubic <br />feet of enclosed, secured storage space. Storage space shall be located outside of the <br />associated unit. Storage space shall be allowed within the garage, but storage is not <br />required to be adjacent to the associated unit. Required bicycle storage shall be allowed <br />to be located within the required residential storage. <br />2. Designated Sites less than three acres in net area <br />a. Lot Coverage: Each designated Housing Site shall maintain a <br />maximum building coverage of 40%. Where Housing Sites are divided among multiple <br />owners, parcels, or developments, Lot Coverage shall be averaged across the Housing <br />Site. Subdivisions shall be exempt and shall follow the Pleasanton Subdivision <br />Standards. <br />b. Open Space: Multifamily uses shall provide a total of 240 square feet <br />per unit of Open Space cumulative of Group Usable Open Space and Private Open <br />Space <br />i. Group Usable Open Space: A minimum of 200 square feet per unit of <br />Group Useable Open Space is required for all multifamily occupancies in <br />compliance with required dimensions and quantities per Standard A8.2. <br />ii. Private Open Spaces: Private Open Spaces are associated with <br />individual units and are not required. Where provided, such space in the form of <br />individual unit terraces, stoops, porches or balconies shall be directly connected <br />and accessible from each dwelling unit and shall be allowed to be deducted from <br />the required Group Useable Open Space to a maximum deduction of 20% <br /> <br />3. Designated Sites three acres or larger in net area <br />A. Lot Coverage: Each designated Housing Site shall maintain a <br />maximum building coverage of 50%. Where Housing Sites are divided among multiple <br />owners, parcels, or developments, Lot Coverage shall be averaged across the Housing
