Objective Design Standards for Housing Sites <br />City of Pleasanton - 16 - DRAFT: January 4, 2023 <br /> <br /> <br />Site. Subdivisions shall be exempt and shall follow the Pleasanton Subdivision <br />Standards. <br />B. Open Space: Multifamily uses shall provide a total of 300 square feet per unit <br />of Open Space cumulative of Group Usable Open Space and Private Open Space <br />i. Group Usable Open Space: A minimum of 250 square feet per unit of <br />Group Useable Open Space is required for all multifamily occupancies in <br />compliance with required dimensions and quantities per Standard A8.2. <br />ii. Private Open Spaces: Private Open Spaces are associated with individual <br />units and are not required. Where provided, such space in the form of individual <br />unit terraces, stoops, porches or balconies shall be directly connected and <br />accessible from each dwelling unit and shall be allowed to be deducted from the <br />required Group Useable Open Space to a maximum deduction of 20%. <br /> <br />E. Projects located on the Stoneridge Mall Housing Site <br />Projects located within the boundaries of the Stoneridge Mall Housing Site shall meet the following <br />development standards. These specific standards shall supersede preceding Objective Design Standards <br />with respect to Open Space requirements: <br />1. Open Space <br />a. Publicly-Accessible Open Space*: Development at the Stoneridge Mall Site shall <br />provide, in addition to the Group Useable Open Space as required in Section 3.B., above, a <br />minimum of 120 square feet per unit of Publicly-Accessible Open Space. Such space shall <br />be accessible to the general public. The required amount of Publicly-Accessible Open <br />Spaces shall not be allowed to substitute for required Group Useable Open Space. <br />b. Private Open Spaces: Individual Private Open Space is not required. Where provided, <br />such space in the form of individual unit terraces or balconies shall be directly <br />connected and accessible from each dwelling unit. Private Open Space shall not be <br />allowed to be deducted from the required Group Useable Open Space amount. <br /> <br />*Publicly-Accessible Open Spaces are defined as Open Spaces located adjacent to mixed-use <br />development and publicly accessible streets and/or drives that allow for general public use from <br />7:00am-10:00pm. <br /> <br /> <br /> <br /> <br />
