Building Orientation –Design Standards (p. 15) <br />20 A2.2 For sites ranging from 3 to 7 acres, <br />where each site dimension is no less <br />than 400 feet (see Diagram B): <br />a.Mid-block access shall be <br />provided for each site dimension <br />along Public Streets, Paseos, and <br />Open Spaces, in the way of <br />pedestrian walkway, driveway, <br />Internal Street or Alley, such that <br />each continuous site dimension is <br />less than 400 feet. <br />b.Up to 75 percent of a <br />continuous site dimension along <br />Public Streets, Paseos, and Open <br />Spaces shall be lined with building <br />frontage. <br />c.If only one building is located <br />along a site dimension, its building <br />frontage shall be up to 75 percent of <br />that site dimension. If multiple <br />buildings are located along a site <br />dimension, each building frontage <br />shall be no greater than 35 percent <br />of that continuous site dimension. <br />Modify. Building breaks should be <br />acceptable when mid-block access is <br />infeasible, as will be the case for high- <br />density multi-family projects such as the <br />Stoneridge 2022 Residential Project. <br />The standard stated in Row 107 should <br />be the only standard applicable to high- <br />density projects. <br />(Prior Row 107 referenced what is now <br />standard B1.2, which states: “B 1.2 <br />Buildings proposing frontages in excess <br />of 180 feet in length fronting on Public <br />Streets or fronting on designated Group <br />Usable Open Spaces larger than 7,000 <br />square feet in area shall provide a <br />Massing Break to reduce the perceived <br />length of the building. <br />a.Massing Breaks shall provide a <br />minimum clear dimension of 15 feet and <br />a minimum area of 250 square feet. <br />b.b.Massing Breaks shall begin at <br />ground level and shall extend to the top <br />of structure.”) <br />Mid-block access shall be <br />provided by means of Paseos, <br />driveway,Internal Street or <br />Alley, such that each building <br />frontage shall cumulatively <br />equal or exceed 75 percent of <br />the remaining site frontage. <br />(A2.1, p. 15) <br />Exhibit D - ODS Public Comments - 01-11-23 PC - Page 42
