2005 Pleasanton Plan 2025 2.0 Land Use Element <br />2-34Adopted 07 21 09 <br />Area 2 (Stoneridge Shopping Center) <br />•Development on this site shall occur in accordance with the Stoneridge Mall Framework, and its Guiding <br />Principles and constituent components as adopted by the City, and/or any Specific Plan, Master Plan or similar <br />comprehensive development plan that may be subsequently developed by the City and/or property owners and <br />approved by the City for the Shopping Center. <br />Area 18 (Valley Plaza)- This site shall be mixed use and include a substantial commercial component. This may be <br />vertical or horizontal mixed use. <br />Area 21(Kiewit)- <br />•This site shall include a park and/or public open space area or areas totaling at least two acres. <br />•Future development project(s) shall accommodate and provide connections to existing and future trails <br />delineated in the City of Pleasanton Trails Master Plan. <br />•For the portion of the site designated for high density development, if the site is used for a dedicated affordable <br />housing project that would meet the requirements of the City’s Inclusionary Zoning Ordinance, the City shall <br />provide flexibility in determining conformance with minimum project density requirements, including allowing <br />for a “net density” approach to be used that is based on the development footprint of the high density housing <br />project, inclusive of features such as the residential buildings, parking areas, internal circulation and open <br />space/outdoor recreation areas dedicated for the exclusive use of project residents; and/or exclusive of public <br />streets/right of way, shared trails easements, and publicly-accessible open space. <br />•The project site plan shall be designed to limit and minimize cut-through traffic through the project from Busch <br />Road to Valley Avenue. <br />Area 22- (Merritt)- A Planned Unit Development is required in conjunction with the necessary annexation of this site. <br />Area 25 (PUSD-District Office): <br />•-Development on this site shall provide a transition on the Abbie Street frontage to the existing single-family <br />development to the east, with smaller scale and lower-density housing types along this edge. <br />•The allowable number of residential units for the entire, approximately 10-acre property shall be allowed to be <br />clustered on a smaller portion of the site, up to approximately seven acres, if needed to accommodate retention <br />of PUSD facilities, such as a new/reconstructed building for Village High School. <br />•The site shall include a park or public open space area, in addition to any private open space provided for the <br />use of residents of the project. <br />•A landscaped buffer shall be provided along the First Street frontage. <br />•The site circulation shall be designed to minimize routing additional traffic northbound on Second Street. <br />•The City will work cooperatively with PUSD to facilitate inclusion of housing units suitable for and affordable to <br />teachers and other members of the PUSD workforce, and/or other members of the local workforce.
