Exhibit B <br /> Conditions of Approval <br />PAP-68/PDR-335, Wal-Mart Stockroom and Garden Center Expansion <br />4501 Rosewood Drive <br /> <br />September 7, 2004 <br /> <br />1. The proposed expansions shall be as shown on Exhibit A, architectural elevations, <br /> dated "Received July 9, 2004," and site plan and floor plans, dated "Received <br /> April 26, 2004", on file with the Pleasanton Planning Department. Minor changes <br /> to the plans may be allowed subject to the approval of the Planning Director if <br /> found to be in substantial conformance to the approved exhibits. <br /> <br />2. The applicant shall apply for and receive all applicable permits. <br /> <br />3. All materials and colors for the proposed garden center expansion, including <br /> enclosure fencing, masonry columns, shade coverings, etc., shall match those used <br /> in the existing garden center. All materials and colors for the proposed stockroom <br /> expansion, including walls, cornice, etc., shall match those on the exterior of the <br /> existing building. <br /> <br />4. The relocated sign and stucco sign background panel to be constructed on the <br /> south side of the proposed stockroom addition shall match the size and design of <br /> the existing sign and sign panel on the south side of the building. The existing <br /> sign and sign panel area on the south side of the existing store shall be removed. <br /> Upon removal of the existing sign, the wall shall be patched and repaired to <br /> restore the appearance of that area to that similar to the surrounding wall area. <br /> <br />5. No pallets of merchandise, excluding plants, shall be stored along the inside or <br /> outside of the new garden center walls so as to be visible to the parking lot area. <br /> <br />6. The three trees, two flowering pears and a London plane, to be removed in the <br /> area of the stockroom addition and adjacent parking lot reconfiguration shall be <br /> examined by a qualified professional for suitability for transplantation. If the three <br /> trees are deemed suitable, the two flowering pear trees shall be relocated to the <br /> new parking lot island and the London plane tree moved to another area in the rear <br /> landscaping planter adjacent to the stockroom addition. In the event that any of <br /> these trees are not deemed suitable for transplanting, the flowering pear trees shall <br /> be replaced with 24-inch box size specimens and the London plane replaced with a <br /> 36-inch box size specimen of similar species. <br /> <br />1 <br /> <br /> <br />
