15. DISCLOSURE: The recorded deed of sale for all lots covered by the PUD <br /> development plan approval shall include the following statement to be signed by <br /> the future homeowners stating that: <br /> a. "you are hereby advised that this property is located near lands zoned <br /> and/or used for agricultural purposes. Agricultural use is defined including <br /> but not limited to day and night-time activities relating to livestock grazing, <br /> the keeping of livestock the growing and processing of agricultural crops <br /> and any commercial agricultural practices performed as incidental to or in <br /> conjunction with such operations. Some of the impacts associated with <br /> agricultural use include but are not limited to noise odor, dust, chemicals, <br /> refuse, waste, unsightliness, use of agricultural equipment and traffic. <br /> Permitted agricultural pursuits conducted in accordance with good <br /> practice and maintenance are not deemed by the City of Pleasanton as a <br /> nuisance.." <br /> The exact language of said disclosures shall be reviewed and approved by the <br /> City Attorney before recordation of the final parcel map for the subdivision <br /> covered by this approval. (PROJECT SPECIFIC CONDITION) <br /> 16. GRADING: The applicant shall submit a final grading plan for review and <br /> approval by the Director of Community Development and City Engineer prior to <br /> issuance of a building permit. (PROJECT SPECIFIC CONDITION) <br /> 17. PUBLIC TRAILS: The public trails included in this development shall be revised <br /> to reflect the following: <br /> • The trail along Spotorno Ranch Drive and in Parcels A and B shall be an <br /> 8-foot wide paved trial with a 2-foot wide decomposed granite (DG) <br /> shoulder on each side. <br /> • The trail along the northern right-of-way of Westbridge Lane shall be an <br /> 8-foot wide paved trial with a 2-foot wide DG shoulder on each side <br /> except for the area abutting the existing wetland where the trail may be <br /> narrowed to avoid disturbance to the existing wetland. This trail shall <br /> continue the street curve near 3210 Westbridge Lane. From that point on, <br /> the trail will travel northeasterly within Parcel C and it could be a 6-foot <br /> wide natural trail until it reaches the property line at a location accepted <br /> by the City. <br /> The final trail alignments and dimensions shall be reflected in the project's <br /> improvement plan and are subject to review and approval by the Director of <br /> Community Development and City's Landscape Architect. <br /> Additionally, these public trails on Parcels A, B, and C, excluding future trail <br /> extension on Parcel C, shall be constructed by the applicant as part of the <br /> project improvements.
