18. ALISAL STREET PUBLIC TRAIL: The public trail on Alisal Street shall be a 6- <br /> foot wide natural trail when possible to avoid removing above-ground utilities, <br /> and existing landscaping extended from residential properties into the existing <br /> roadway. This trail shall start at the northern boundary of the project site <br /> traveling north until it meets Sycamore Road. This trail will be constructed by the <br /> City when funding for Capital Improvement Projects allows. (PROJECT <br /> SPECIFIC CONDITION) <br /> 19. PARKING: A minimum of three parking spaces shall be provided for the primary <br /> residence. A minimum of four on site visitor parking spaces shall be provided <br /> with ample on site turn around space eliminating the need for vehicles to back <br /> out onto the public right of way.(PROJECT SPECIFIC CONDITION) <br /> 20. PARKING FOR ADU: One parking space shall be provided for the ADU. <br /> (PROJECT SPECIFIC CONDITION) <br /> 21. FIREPLACES: All new indoor and outdoor fireplaces or similar appliances shall <br /> be an electrical fireplace. (PROJECT SPECIFIC CONDITION) <br /> 22. OPEN SPACE MANAGEMENT PLAN: A site-specific Open Space Management <br /> Plan shall be submitted and is subject to review and approval by the City <br /> Attorney's Office and Fire Marshal prior to recordation of the final map. The plan <br /> shall address agricultural operations, open space maintenance, and wildlife and <br /> vegetation preservation needs. The plan shall also include a Wildland Fire <br /> Protection Plan component. (PROJECT SPECIFIC CONDITION) <br /> 23. CONDITIONS OF APPROVAL: The applicant shall provide all initial buyers with <br /> copies of the final project conditions of approval. (PROJECT SPECIFIC <br /> CONDITION) <br /> 24. BUILDING SURVEY: The applicant shall submit a building survey and/or record <br /> of survey and a site development plan in accordance with the provisions of <br /> Chapter 18.68 of the PMC. These plans shall be approved by the Chief Building <br /> Official prior to building permit issuance. The site development plan shall include <br /> all required information to design and construct site, grading, paving, drainage, <br /> and utilities. <br /> 25. PAD AND SETBACK CERTIFICATION: The applicant shall submit a pad <br /> elevation certification prepared by a California licensed land surveyor or <br /> registered civil engineer to the Chief Building Official and Director of Community <br /> Development certifying the pad elevations and building locations (setbacks) are <br /> conforming to the approved plans, prior to receiving a foundation inspection for <br /> the structures. <br /> PUD-138 and VTM 8616 Planning Commission <br /> Page 7 of 30 <br />g future trail <br /> extension on Parcel C, shall be constructed by the applicant as part of the <br /> project improvements.
