h. Rocker type light switches installed 44 to 48 inches to top of outlet box above <br /> finish floor, and thermostats 48-inches maximum height to all operating buttons <br /> or features. <br /> i. Variable height (28 to 42 inches above finish floor) work surfaces such as <br /> cutting boards, countertops, sinks, and/or cooktops in kitchens. A minimum of <br /> two 15-inch wide cutting boards at variable heights may satisfy this <br /> requirement. <br /> j. Loop handle pulls on drawers and cabinet doors or touch hardware instead of <br /> knobs. <br /> k. Full-extension pull-out drawers, shelves and racks in base cabinets. <br /> I. Full height pantry storage, with easy access pull-out and/or adjustable height <br /> shelves. <br /> m. Front-mounted controls on all appliances where practical and whenever <br /> requested by residents. <br /> n. Adjustable height closet rods and shelves, or the installation of backing to <br /> provide for future adjustable height rods and shelves as needed by residents. <br /> o. Single-lever water controls at all plumbing fixtures and faucets. <br /> p. Hand-held shower head, or combination shower head with hand-held capability. <br /> q. Blocking in walls around toilet, tub, and shower for future installation and/or <br /> relocation of grab bars. <br /> As described in the wording of the condition, this requirement applies to the "covered" <br /> units in a multi-family project, and for many items it would require the features to be <br /> included during the construction of a unit, and they must be planned for and installed <br /> during the rough framing stage prior to dry wall (i.e., switch and receptacle heights, <br /> window sills, hallway width, etc.), not just be adapted upon request to be "adaptability <br /> ready." <br /> While this condition has been beneficial in securing more accessible features in covered <br /> units, and staff would propose to continue to include this condition in larger multi-family <br /> projects, there may be room for improvement in the condition. Specifically, staff would <br /> recommend the following amendments: <br /> • Modify the introductory text of the condition to read: UNIVERSAL DESIGN— 15 <br /> OR MORE UNITS: The principles of Universal Design shall be incorporated into <br /> the design whenever possible, with opportunities provided to the initial purchaser <br /> or tenant, whenever feasible, to provide input on desired features from among <br /> those listed below. Unless otherwise approved by the Director of Community <br /> Development, all units, including those otherwise required to be adaptable, shall <br /> provide the following features: <br /> • Modify item (p) to read: All units shall incorporate a hand-held adjustable shower <br /> head in bathrooms. At least 10 percent of all required adaptable units shall include <br /> either an accessible shower(roll-in shower) or accessible bathtub in at least one <br /> bathroom. <br /> Page 6 of 7 <br />
