Resolution No. <br />Page Two <br />With respect to the approval of the Design Review application, P20-1053, the City Council <br />makes the following findings and determinations with respect to each of the criteria for <br />approval of Design Review as required by Section 18.20.030 of the Pleasanton Municipal <br />Code (PMC): <br />1. Preservation of the natural beauty of the City and the project site's relationship to it, <br />2. Appropriate relationship of the proposed building to its site, including transition with the <br />streetscape, public view of the buildings, and scale of the buildings within its site and <br />adjoining buildings; <br />3. Appropriate relationship of the proposed building and its site to adjoining areas, including <br />compatibility of architectural styles, harmony in adjoining buildings, attractive landscape <br />transitions, and consistency with neighborhood character; <br />4. Preservation of views enjoyed by residents, workers within the city, and passersby through <br />the community; <br />5. Landscaping designed to enhance architectural features, strengthen vistas, provide shade, <br />and conform to established streetscape; <br />6. Relationship of exterior lighting to its surroundings and to the building and adjoining <br />landscape; <br />7. Architectural style, as a function of its quality of design and relationship to its surroundings; <br />the relationship of building components to one another/the building's colors and materials; <br />and the design attention given to mechanical equipment or other utility hardware on roof, <br />ground or buildings. <br />8. Integration of signs as part of the architectural concept, and <br />9. Architectural concept of miscellaneous structures, street furniture, public art in relationship <br />to the site and landscape. <br />The proposed development includes the construction of a new residential unit on an 8,510 <br />square -foot site with an existing commercial building. The project includes the removal of one <br />non -heritage 10 -inch pear tree toward the rear of the lot and a planting plan that includes two <br />new drought -tolerant trees (one placed at the front of the property), ground cover, and shrubs. <br />The City Council finds the proposed development considers preservation of the natural beauty <br />on the site and the landscaping is designed to enhance the project and streetscape. <br />The proposed infill development conforms to the General Plan and Downtown Specific Plan <br />(DSP) including the density, height, and proposed use. The neighboring properties include a <br />mixture of uses including residential and commercial (e.g., offices, hair salon, chiropractor, <br />tailor, yoga, etc.) and adding an infill residential unit to a site with an existing office, <br />complements the neighboring mixed uses.
