MAINTENANCE: The applicant and all future owners of the property shall, at no expense to the City, maintain all the landscaped areas related to the project in a healthful, attractive and reasonably weed-free manner consistent with the approved landscape plan, for the duration of the existence of the project. 116. SITE LIGHTING: All site lighting shall be designed for consistency with the International Dark-Sky Association’s (IDA) Model Lighting Ordinance. This project site shall be considered to be in an LZ-1 zone for design purposes. Lighting shall be subject to review and approval by the City Landscape Architect prior to building permit issuance. (PROJECT SPECIFIC CONDITION) 117. TRAIL IMPROVEMENTS: All trail improvements shall be installed as required by the Planning Division. Trees 118. ROOT CONTROL BARRIER: The applicant shall provide root control barriers and 4-inch perforated pipe for all trees located within 8-feet of pavement or other hardscape, determined by the City Landscape Architect. Root barriers shall be located along the edge of the pavement wherever the tree is within 8-feet of pavement or hardscape. Information and details shall be included in the landscape plan submittal for review and approval by the Landscape Architecture Division. 119. STREET TREES: Each individual lot, with the exception of Lots 1, 2, and 8, shall have a minimum of three street trees. Lot 2 shall have a minimum of one street tree. Lots 1 and 8 do not front the street so will not be required to have street trees. Each corner lot shall have a minimum of seven street trees. (PROJECT SPECIFIC CONDITION) TRAFFIC ENGINEERING DIVISION – 925-931-5677 120. TRAFFIC CALMING: The applicant shall work with the City of Pleasanton’s Transportation Engineer and adjacent neighbors to identify and install additional traffic calming measures along Alisal Street at Sycamore Road and at Alisal Street that are consistent with the rural nature of the roadway. Traffic calming measures shall also be installed for the proposed Spotorno Ranch Drive consisting of speed lumps in the roadway of Spotorno Ranch Drive. The applicant shall include the design in the street improvement plan and install as part of the subdivision improvements subject to review and approval by Traffic Engineer. At the discretion of the Traffic Engineer, the applicant may place a bond to secure the installation of the calming measures at a later date.
