MAINTENANCE: The applicant and all future owners of the property shall, at no <br />expense to the City, maintain all the landscaped areas related to the project in a <br />healthful, attractive and reasonably weed-free manner consistent with the <br />approved landscape plan, for the duration of the existence of the project. <br /> <br />116. SITE LIGHTING: All site lighting shall be designed for consistency with the <br />International Dark-Sky Association’s (IDA) Model Lighting Ordinance. This <br />project site shall be considered to be in an LZ-1 zone for design purposes. <br />Lighting shall be subject to review and approval by the City Landscape Architect <br />prior to building permit issuance. (PROJECT SPECIFIC CONDITION) <br /> <br />117. TRAIL IMPROVEMENTS: All trail improvements shall be installed as required by <br />the Planning Division. <br /> <br />Trees <br /> <br />118. ROOT CONTROL BARRIER: The applicant shall provide root control barriers <br />and 4-inch perforated pipe for all trees located within 8-feet of pavement or other <br />hardscape, determined by the City Landscape Architect. Root barriers shall be <br />located along the edge of the pavement wherever the tree is within 8-feet of <br />pavement or hardscape. Information and details shall be included in the <br />landscape plan submittal for review and approval by the Landscape Architecture <br />Division. <br /> <br />119. STREET TREES: Each individual lot, with the exception of Lots 1, 2, and 8, <br />shall have a minimum of three street trees. Lot 2 shall have a minimum of one <br />street tree. Lots 1 and 8 do not front the street so will not be required to have <br />street trees. Each corner lot shall have a minimum of seven street trees. <br />(PROJECT SPECIFIC CONDITION) <br /> <br />TRAFFIC ENGINEERING DIVISION – 925-931-5677 <br /> <br />120. TRAFFIC CALMING: The applicant shall work with the City of Pleasanton’s <br />Transportation Engineer and adjacent neighbors to identify and install additional <br />traffic calming measures along Alisal Street at Sycamore Road and at Alisal <br />Street that are consistent with the rural nature of the roadway. <br /> <br />Traffic calming measures shall also be installed for the proposed Spotorno <br />Ranch Drive consisting of speed lumps in the roadway of Spotorno Ranch Drive. <br />The applicant shall include the design in the street improvement plan and install <br />as part of the subdivision improvements subject to review and approval by <br />Traffic Engineer. At the discretion of the Traffic Engineer, the applicant may <br />place a bond to secure the installation of the calming measures at a later date. <br />The bond amount shall be agreeable by the City Traffic Engineer and said bond
