3707 Trene Drive <br />3707 Trenery Drive would be developed with an approximately 4,776 -square -foot, <br />single -story single-family residence with an approximately 853 -square -foot attached <br />garage, an approximately 331 -square -foot, 13 -foot 10 -inch tall, detached patio cover <br />(accessory structure), and related site improvements. The proposed home would be <br />accessible from a decorative concrete Hollywood driveway on Trenery Drive, be set <br />back a considerable distance (i.e., 60 feet from Trenery Drive to the building wall) and <br />maintain generous setbacks on the remaining sides (see Figure 6 and Table 1 in <br />Attachment 4). The proposed residence will use concrete roof tiles, recessed windows, <br />and have a light, brown -toned color and smooth stucco on the body of the house, which <br />is discussed in more detail later in this report and can be further reviewed in the <br />attached Project Plans found in Exhibit B of Attachment 1. <br />Figure n: if Of i renery Drive Focused bite Ilan <br />1 <br />IIS <br />f f I I. "11 <br />Ron <br />DISCUSSION <br />Development on the project site is governed by the following land use designations and <br />regulations: <br />• General Plan: The General Plan land use designation is Low Density Residential, <br />which allows a maximum density of less than two dwelling units per gross acre <br />(translating to a density of 1.999... dwelling units per acre).
