25. All building and other applicable City permits shall be obtained prior to construction of <br /> any tenant improvements. <br /> <br />26. <br /> <br />No signage is approved as part of this application. Any signage shall be subject to sign <br />design review approval by the Planning Director. <br /> <br />27. <br /> <br />No outdoor lighting is approved as part of this application. Any new outdoor lights shall <br />be subject to the review and approval by the Planning Director prior to installation. Any <br />new outdoor lights shall be designed and/or installed to reduce glare on the adjacent <br />properties. <br /> <br />28. <br /> <br />No exterior speakers are approved as part of this application. Any new exterior speakers <br />shall be subject to the review and approval by the Planning Director prior to installation. <br />Any proposed exterior speakers shall be designed and/or installed to prevent noise <br />impacts on the adjacent properties and shall comply with the City's Noise Ordinance. <br /> <br />29. <br /> <br />All trash and refuse shall be contained completely within a roofed enclosure <br />architecturally compatible with the existing building. Unless otherwise approved by the <br />Planning Director, the materials and colors of the enclosure shall match the existing <br />building and the gates shall be corrugated metal or solid wood. The location and design <br />of the enclosures shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to the approval of the Planning Director and Fire Chief. Trash <br />containers shall be stored within the enclosure at all times, except when being unloaded. <br /> <br />30. <br /> <br />Any new mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />31. <br /> <br />Any new ducts, meters, air conditioning equipment, or any other mechanical equipment, <br />whether on the structure, on the ground, or on the roof shall be effectively screened from <br />view with materials architecturally compatible with the main structure. Screening shall <br />be subject to the review and approval by the Planning Director. All required screening <br />shall be provided prior to occupancy. <br /> <br />32. <br /> <br />Except as otherwise approved by the Fire Marshall, the applicant shall comply with the <br />following items prior to occupancy of the building: <br /> <br />The existing propane fire booster pump shall be replaced with a code <br />compliant diesel-powered fire booster pump. The existing fire booster pump <br />test header shall be relocated as determined by the Fire Marshall. <br /> <br /> <br />
