Should it be determined by the Planning Director that the applicant is not properly <br /> containing spills within the repair/maintenance area, the applicant shall install a <br /> concrete or asphalt curb/berm around the canopy to contain spills. Said curb/berm <br /> shall be subject to the review and approval by the City Engineer prior to installation. <br /> <br />14. The applicant shall maintain the site in a clean and orderly manner at all times. <br /> <br />15. <br /> <br />Moving vans and trucks shall not be idled for long periods in the rear parking lot or <br />loading dock areas, as determined by the Planning Director. <br /> <br />16. <br /> <br />The applicant shall regularly inform employees to not loiter in the rear parking area <br />before or after business hours and to be courteous and quiet when entering/leaving the <br />parking areas. <br /> <br />17. <br /> <br />Prior to occupancy, the property owner and/or applicant shall repair and maintain the <br />parking lot and drive aisle paving on the site as determined by the Planning Director and <br />City Engineer. <br /> <br />18. <br /> <br />Prior to occupancy, the property owner and/or applicant shall reslripe the 32-space <br />parking area on the north side of the building. Striping shall conform to the site plan, <br />Exhibit A. <br /> <br />19. <br /> <br />The existing chain link gate across the drive aisle leading into the 32-space parking area <br />on the north side of the building shall remain open during business hours. <br /> <br />20. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />21. <br /> <br />The applicant shall obtain ail building and other applicable City permits for the use prior <br />to occupancy. All building and/or structural plans shall comply with all codes and <br />ordinances in effect before the Building Department will issue permits. Plans shall be <br />submitted by a licensed design professional. <br /> <br />22. <br /> <br />The applicant shall pay any and all fees to which the use may be subject prior to issuance <br />of building permits and/or occupancy. The type and mount of the fees shall be those in <br />effect at the time the building permit is issued. <br /> <br />23. <br /> <br />The applicant shall contact the Building, Police, and Fire Departments to determine ail <br />applicable requirements for the proposed use. The structure must be made to conform to <br />all applicable occupancy requirements, codes, and ordinances for the proposed use. <br /> <br />24. <br /> <br />All applicable building permits shall be obtained for the prior demolition work inside and <br />outside of the building, as determined by the Chief Building Official. <br /> <br /> <br />
