Should it be determined by the Planning Director that the applicant is not properly containing spills within the repair/maintenance area, the applicant shall install a concrete or asphalt curb/berm around the canopy to contain spills. Said curb/berm shall be subject to the review and approval by the City Engineer prior to installation. 14. The applicant shall maintain the site in a clean and orderly manner at all times. 15. Moving vans and trucks shall not be idled for long periods in the rear parking lot or loading dock areas, as determined by the Planning Director. 16. The applicant shall regularly inform employees to not loiter in the rear parking area before or after business hours and to be courteous and quiet when entering/leaving the parking areas. 17. Prior to occupancy, the property owner and/or applicant shall repair and maintain the parking lot and drive aisle paving on the site as determined by the Planning Director and City Engineer. 18. Prior to occupancy, the property owner and/or applicant shall reslripe the 32-space parking area on the north side of the building. Striping shall conform to the site plan, Exhibit A. 19. The existing chain link gate across the drive aisle leading into the 32-space parking area on the north side of the building shall remain open during business hours. 20. Final inspection by the Planning Department is required prior to occupancy. 21. The applicant shall obtain ail building and other applicable City permits for the use prior to occupancy. All building and/or structural plans shall comply with all codes and ordinances in effect before the Building Department will issue permits. Plans shall be submitted by a licensed design professional. 22. The applicant shall pay any and all fees to which the use may be subject prior to issuance of building permits and/or occupancy. The type and mount of the fees shall be those in effect at the time the building permit is issued. 23. The applicant shall contact the Building, Police, and Fire Departments to determine ail applicable requirements for the proposed use. The structure must be made to conform to all applicable occupancy requirements, codes, and ordinances for the proposed use. 24. All applicable building permits shall be obtained for the prior demolition work inside and outside of the building, as determined by the Chief Building Official.
