EXHIBIT B Recommended Conditions of Approval Case PCUP-109 Cor-O-Van Moving & Storage The location and operation of the proposed use shall conform substantially to Exhibit A (the site plan, floor plans, and proposed narrative), dated "Received" April 8, 2004, on file with the Planning Department, except as modified by these conditions. The operation of the moving and storage facility shall be limited to the following hours: 7:00 a.m. to 6:00 p.m., Monday through Friday and from 7:00 a.m. to 12:00 noon on Saturdays. Employee and company vehicles may occasionally enter and exit the facility and company vehicles may infrequently be loaded and unloaded at the front loading dock facing Sunol Boulevard outside of the normal hours of operation. The applicant shall make all reasonable efforts to minimize noise from after-hour operations. Under no circumstances shall company vehicles be loaded or unloaded in the rear parking lot beyond the approved houm of operation. If additional hours of operation or activities beyond that proposed in the written narrative, dated "Received" April 8, 2004, on file with the Planning Department, are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who may approve the modification or refer the matter to the Planning Commission if judged to be substantial. If operation of this use results in conflicts pertaining to noise, parking, traffic/circulation, odors, or other factors, at the discretion on the Planning Director, this conditional use permit may be submitted to the Planning Commission for its subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. Prior to storing any pallets,, empty moving boxes, empty storage vaults, forklifts, or other empty moving containers or equipment outside of the building, the applicant shall submit an outdoor storage plan for the review and approval by the Planning Director. Said moving containers and equipment shall be adequately screened from off-site views and not interfere with on-site parking or circulation. No permanent outdoor storage of customer's goods is allowed. Customer's goods may temporarily be placed outside of the building during the loading and unloading of the moving vehicles, but in no case shall items be left outside of the building on a long-term basis or after business hours.
