EXHIBIT B <br /> <br />Recommended Conditions of Approval <br />Case PCUP-109 <br /> Cor-O-Van Moving & Storage <br /> <br />The location and operation of the proposed use shall conform substantially to Exhibit A <br />(the site plan, floor plans, and proposed narrative), dated "Received" April 8, 2004, on <br />file with the Planning Department, except as modified by these conditions. <br /> <br />The operation of the moving and storage facility shall be limited to the following hours: <br />7:00 a.m. to 6:00 p.m., Monday through Friday and from 7:00 a.m. to 12:00 noon on <br />Saturdays. Employee and company vehicles may occasionally enter and exit the facility <br />and company vehicles may infrequently be loaded and unloaded at the front loading dock <br />facing Sunol Boulevard outside of the normal hours of operation. The applicant shall <br />make all reasonable efforts to minimize noise from after-hour operations. Under no <br />circumstances shall company vehicles be loaded or unloaded in the rear parking lot <br />beyond the approved houm of operation. <br /> <br />If additional hours of operation or activities beyond that proposed in the written narrative, <br />dated "Received" April 8, 2004, on file with the Planning Department, are desired, prior <br />City review and approval is required. Such modifications shall be submitted to the <br />Planning Director, who may approve the modification or refer the matter to the Planning <br />Commission if judged to be substantial. <br /> <br />If operation of this use results in conflicts pertaining to noise, parking, traffic/circulation, <br />odors, or other factors, at the discretion on the Planning Director, this conditional use <br />permit may be submitted to the Planning Commission for its subsequent review at a <br />public hearing. If necessary, the Commission may modify or add conditions of approval <br />to mitigate such impacts, or may revoke said conditional use permit. <br /> <br />Prior to storing any pallets,, empty moving boxes, empty storage vaults, forklifts, or other <br />empty moving containers or equipment outside of the building, the applicant shall submit <br />an outdoor storage plan for the review and approval by the Planning Director. Said <br />moving containers and equipment shall be adequately screened from off-site views and <br />not interfere with on-site parking or circulation. <br /> <br />No permanent outdoor storage of customer's goods is allowed. Customer's goods may <br />temporarily be placed outside of the building during the loading and unloading of the <br />moving vehicles, but in no case shall items be left outside of the building on a long-term <br />basis or after business hours. <br /> <br /> <br />
