<br /> In September 2019, the applicant submitted a preliminary review application to subdivide the
<br /> site into a total of four lots. Staff commented on the design requirements, public right-of-way
<br /> dedication, street improvements on Diamond Court, and overall landscape. In October 2020,
<br /> the applicant submitted a formal application for a PUD development plan approval. Staff
<br /> discussed the proposed lotting, lot dimensions, design details and street improvements with
<br /> the applicant. Staff also required the application to reach out to residents on Diamond Court for
<br /> their comments on the proposal. In the following months, the applicant revised and enhanced
<br /> the design of the homes. The applicant had not reached out to residents on Diamond Court to
<br /> obtain comments since the preliminary or formal applications were submitted, although staff
<br /> has recently been notified that a virtual community meeting has been scheduled by the
<br /> applicant for November 4, 2021.
<br /> PROJECT DESCRIPTION
<br /> Site Design
<br /> As proposed, the existing single-family residence will be retained on its own lot (27,423 square
<br /> feet after subdivision) and would continue to use its existing access to and from Sycamore
<br /> Road. The proposed new lots would front and take access from Diamond Court. As shown on
<br /> the proposed site plan (Figure 4), Lots 1 and 2 are of a regular shape with a width of
<br /> approximately 66 feet and a depth of approximately 129.24 feet, and total area of 8,350.7
<br /> square feet. Lot 3 would incorporate the existing "panhandle" portion of the existing L-shaped
<br /> lot and would be larger than the others at 14,489 square feet. With the proposed development,
<br /> the existing residence would be located approximately 35 feet from the proposed/new rear
<br /> property line.
