<br /> As noted, the lot slopes upwards in its southern portion, with the natural grade at the location
<br /> of the proposed building sites for the new homes approximately 12 feet below the elevation of
<br /> Diamond Court. Fill is proposed at the building pad areas and crawlspaces would be
<br /> incorporated in the house design to ease the elevation difference between the house and the
<br /> street. As such, the homes' finished floors would be approximately five feet below the street
<br /> elevation. Additionally, retaining walls, approximately 18 inches in height, would be
<br /> constructed in the front yard area to provide a walkable path between each house and the
<br /> street.
