<br /> The project site is irregularly shaped; in that, it is roughly L-shaped with a "pan handle" portion
<br /> to the east. The site borders Sycamore Road on the north side and Diamond Courton the
<br /> south side. A number of trees are located o the project site, including a row of mature trees
<br /> along the south side of the property adjoining Diamond Court. The project site is largely flat
<br /> except for its southern portion, which slopes upward in a southerly direction (towards Diamond
<br /> Court). Elevations vary from 369 feet above sea level to 380 feet above sea level at the
<br /> southern property line, reflecting an approximately 14.7 percent slope in this portion of the lot.
<br /> The site is currently occupied by an existing, approximately 2,138-square-foot ranch-style
<br /> home since 1953 (Figure 3). The existing residence is located in the northern portion of the
<br /> site, approximately 40 feet from Sycamore Road.
