AGFUO - Public comments provided to the Planning Commission for the July 28, 2021, meeting <br />From: Chris Beratlis <br />Sent: Tuesday, July 27, 202112:52 PM <br />To: Mayor and City Council <br />Subject: Active Ground Floor Use <br />Hello. <br />As a downtown property owner, PDA Board member and life long Pleasanton resident, I would like to <br />give my input on the active ground floor use. <br />I -think the best move, especially during the pandemic, is to keep the retail requirement at 25% max for <br />ground floor use. Any requirement that requires more than 25% ground floor retail is just too much <br />government over reach. It's hard enough for property owners to find solid tenants these days. If <br />property owners can't find tenants meeting the requirements within the 6 -month period, most likely <br />they will end up leasing to whoever is willing to pay the lease. What if the only business that wants to <br />come in is a chain business or a bank or another realty office? Hair salon, a gym, the list goes on. I prefer <br />to lease my buildings to restaurants but not all property owners do. That is the variety of our downtown. <br />Making sure any new or existing business that wants to change or establish a business downtown <br />applies for a business license first should go a long way to avoid undesirable situations. <br />The 60% retail requirement is just too much. Most retail establishments downtown are struggling from <br />what I've heard.
