13. <br /> <br />Except as shown on the approved landscape plan, ail trees used in landscaping <br />shall be a minimum of 15 gallons in size and ail shrubs shall be a minimum of'5 <br />gallons. <br /> <br />14. <br /> <br />All landscaping indicated on the approved plans shall be installed by the <br />applicant/homeowner within six months of occupancy. The applicant shail <br />arrange a landscape site inspection with the Planning Department staff upon <br />completion of the landscaping installation. <br /> <br />15. The applicant is encouraged to install a light brown, light gray, or off-white gravel <br /> driveway. <br /> <br />Fencing and Gates <br /> <br />16. <br /> <br />The wood members of the fence along the front of the property shall be painted <br />white or stained a naturai wood color. The stone shail be naturai stone colors. <br /> <br />17. <br /> <br />The wood members of the fence between the property lines shall be painted white <br />or stained a naturai wood color. The wire mesh shall be gray or black. <br /> <br />18. The gate over the driveway shall be a black or gray color. <br /> <br />19. <br /> <br />Prior to the issuance of a building permit, the applicant shall revise the plans to <br />include elevation drawings of all proposed fencing and gates. The elevation <br />drawings shail be to scale and shall state the proposed colors and materials. The <br />design and colors of the fencing and gates are subject to the review and approvai <br />of the Planning Director, prior to the issuance of a building permit. <br /> <br />BUILDING AND ENGINEERING <br /> <br />20. <br /> <br />The height of the structure shall be surveyed and verified as being in conformance <br />to the approved building height as shown on Exhibit "A" or as otherwise <br />conditioned. Said verification is the project developer's responsibility, shall be <br />performed by a licensed land surveyor or civil engineer, and shall be completed <br />and provided to the Building and Safety Division before the first framing or <br />stmcturai inspection by the Building and Safety Division. <br /> <br />21 <br /> <br />The applicant shail submit a pad elevation certification prepared by a licensed land <br />surveyor or registered civil engineer to the Chief Building Official, certifying that <br />the pad elevations and building locations (setbacks) are pursuant to the approved <br />plans, prior to receiving a foundation inspection for the structure. <br /> <br /> <br />
