13. Except as shown on the approved landscape plan, ail trees used in landscaping shall be a minimum of 15 gallons in size and ail shrubs shall be a minimum of'5 gallons. 14. All landscaping indicated on the approved plans shall be installed by the applicant/homeowner within six months of occupancy. The applicant shail arrange a landscape site inspection with the Planning Department staff upon completion of the landscaping installation. 15. The applicant is encouraged to install a light brown, light gray, or off-white gravel driveway. Fencing and Gates 16. The wood members of the fence along the front of the property shall be painted white or stained a naturai wood color. The stone shail be naturai stone colors. 17. The wood members of the fence between the property lines shall be painted white or stained a naturai wood color. The wire mesh shall be gray or black. 18. The gate over the driveway shall be a black or gray color. 19. Prior to the issuance of a building permit, the applicant shall revise the plans to include elevation drawings of all proposed fencing and gates. The elevation drawings shail be to scale and shall state the proposed colors and materials. The design and colors of the fencing and gates are subject to the review and approvai of the Planning Director, prior to the issuance of a building permit. BUILDING AND ENGINEERING 20. The height of the structure shall be surveyed and verified as being in conformance to the approved building height as shown on Exhibit "A" or as otherwise conditioned. Said verification is the project developer's responsibility, shall be performed by a licensed land surveyor or civil engineer, and shall be completed and provided to the Building and Safety Division before the first framing or stmcturai inspection by the Building and Safety Division. 21 The applicant shail submit a pad elevation certification prepared by a licensed land surveyor or registered civil engineer to the Chief Building Official, certifying that the pad elevations and building locations (setbacks) are pursuant to the approved plans, prior to receiving a foundation inspection for the structure.
