Unless waived by the Planning Director and the City Engineer, a building permit <br />for the project shall not be issued until the final map for Case PMS-22 is recorded. <br />If the approval of Case PMS-22 expires, this application shall be null and void~ <br /> <br />The project shall comply with all requirements of Case PUD-31 and Case PMS- <br />22. All future improvements, including all accessory structures, pools, etc., shall <br />be subject to these and other City regulations. The homeowner shall be <br />responsible for contacting the Planning Departmem for review and approval prior <br />to commencing constructing of any subsequent improvements. <br /> <br />A kitchen shall not be located in the pool cabana/guest house, unless the applicant <br />records and complies with the second unit deed restrictions for the property, as <br />required by the Planning Director. <br /> <br />House/Structure Colors and Materials <br /> <br />The primary exterior house, detached garage, and pool cabana color shall be <br />#88466N by Frazee, the trim colors shall be #7221W by Frazee and #8435D by <br />Frazee, and the roof color shall be #8782W by Frazee. The primary exterior <br />house, detached garage, and pool cabana siding shall be Hardi-Panel Vertical <br />Siding. The roofs shall be standing seam metal. The windows shall have <br />aluminum window frames. The exposed posts on the house, detached garage, and <br />pool cabana shall be metal or wood. The chimneys above the roof shall be metal. <br />The exposed fireplaces shall be masonry. <br /> <br />10. <br /> <br />The garage doors shall be painted the same color as the approved exterior color of <br />the house. <br /> <br />Lighting <br /> <br />11. <br /> <br />The proposed outdoor lighting for the subject property shall be of low intensity <br />and shielded in order to minimize its visibility from off-site. Outdoor lighting <br />shall also not glare onto adjacent properties or streets. <br /> <br />Landscaping/Hardscaping <br /> <br />12. <br /> <br />A £mal landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance ora <br />building permit. The irrigation design shall utilize low-volume drip, bubbler, Or <br />other water conserving irrigation systems to the maximum extent possible. <br /> <br /> <br />
