22. <br /> <br />23. <br /> <br />24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />Prior to the issuance of a building permit the applicant shall submit a grading and <br />drainage plan to the Building and Safety Division. The grading and drainage plan <br />shall be subject to the review and approval of the Chief Building Official, the <br />Planning Director, and the Director of Public Works. Only minimal grading on <br />the site shall be allowed. <br /> <br />The applicant shall obtain a building permit, and any other applicable City permits <br />for the project prior to the commencement of any construction. <br /> <br />Prior to the issuance of a building permit, the applicant shall pay the applicable <br />Zone 7 and City water connection fees and water meter cost, including irrigation <br />meters. Additionally, the applicant shall pay any applicable Dublin-San Ramon <br />Services District (DSRSD) sewer connection fee. <br /> <br />To initiate the building permit plan check process, the applicant shall submit the <br />following: <br /> <br /> a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br /> b. Two (2) sets of the necessary structural and Title 24 calculations; <br /> c. Two (2) copies of a site-specific soils report; <br /> d. The completed Building Permit Questionnaire; and <br /> e. The necessary fees. <br /> <br />The plan check materials will be accepted only after the completion of the Design <br />Review procedure's 15-day appeal period (15 days from the date of the approval <br />letter), unless the applicant submits a signed statement acknowledging that the <br />plan check fees may be forfeited in the event that the approval is overturned or the <br />design is significantly changed as the result of an appeal. In no case will a <br />building permit be issued prior to the expiration of the 15-day appeal period. <br /> <br />All building and/or structural plans shall comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br /> <br />The house shall be constructed to meet Title 24 State energy requirements. <br /> <br /> <br />
