development plan would be subject to the permitted and conditional uses of the Agriculture <br />District as defined in the Pleasanton Municipal Code. Churches, convents, monasteries, parish <br />houses, parsonages, and other religious institutions are conditionally permitted uses in both <br />the One -Family Residential and Agriculture Districts. <br />April 14, 2021, Plannina Commission Work Session <br />The project was reviewed and discussed at a work session with the Planning Commission held <br />on April 14, 2021. Listed below are the topics discussed at the work session (the minutes from <br />the work session regarding this item are attached to this report as Exhibit C), along with a brief <br />summary of the discussion. <br />Is the site appropriate for a church development? <br />Commissioners unanimously supported the proposed use subject to appropriate conditions <br />of approval. <br />2. Are the overall site plan, circulation design, and trash enclosure/delivery area layout <br />acceptable? <br />The Commission unanimously concurred the proposed site plan, circulation, and <br />trash/delivery area were acceptable with appropriately screening and landscaping in <br />keeping with the rural character of the area. <br />3. Is the tree removal and proposed landscaping along Dublin Canyon Road <br />appropriate? <br />The Commission requested the applicant try to save trees where possible and provide <br />additional information on whether the proposed utilities along Dublin Canyon Road would <br />require the trees to be removed or if the utility plan could be modified. In addition, the <br />Commission asked that the landscaping along Dublin Canyon Road be carefully reviewed <br />to verify the parking would be adequately screened. One Commissioner suggested <br />additional screening such as low screening walls should be considered if landscaping <br />would not adequately screen the parking lot. <br />4(a). Does the Planning Commission support the proposed building architecture and <br />detailing, design, colors, and materials? <br />Commissioners unanimously supported the proposed architecture, detailing, design, colors, <br />and materials of the two buildings, however a Commissioner raised concerns about the <br />massing and height of multi-purpose building in relation to the street and maintaining the <br />rural character along Dublin Canyon Road. One Commissioner requested clarification on <br />how far back the second -story portions of the multi-purpose building were from the front <br />and side property lines. <br />4(b). Does the Planning Commission support the proposed building and dome heights? <br />Commissioners requested additional information and justification from the applicant on the <br />building and dome heights but were generally supportive overall. <br />PUD -114-01 M, 11300 Dublin Canyon Road Planning Commission <br />3of15 <br />
