CONSTRUCTION GENERAL PERMIT: The project is subject to a Construction General <br />Permit according to the National Pollutant Discharge Elimination System (NPDES) <br />General Permit No. CAS000002. The general permit is applicable to development sites <br />that disturb one or more acres of land surface. The applicant will be required to register <br />the project with the State Water Board's Storm water Multi -Application and Report <br />Tracking System (SMARTS) website. A Qualified SWPPP Developer (QSD) and a <br />Qualified SWPPP Practitioner (QSP) must be responsible for permit compliance. The <br />SMARTS system will generate a Waste Dischargers Identification (WDID) number, <br />which must be printed on the grading and/or erosion control plans. (Address this condition <br />prior to Grading and/or Building Permit issuance.) <br />53. DRIVEWAYS AND SIDEWALKS: New driveway approaches to the site shall be <br />constructed in conformance with Drawing 106 for Type "A" City standard approaches. The <br />meandering sidewalk shall be constructed in conformance with Drawing 101 for Type "A" <br />City sidewalk. (Address this condition prior to Encroachment Permit issuance.) <br />54. MUNICIPAL REGIONAL PERMIT: Because the project creates or replaces more than <br />10,000 SF of impervious surface, it is considered a Regulated Project according to Provision <br />C.3.b of the San Francisco Bay Region Municipal Regional Stormwater NPDES Permit <br />(Order No. R2-2015-0049, NPDES Permit No. CAS612008, adopted 11/19/2015, or most <br />current version if superseded). The project is also considered a Hydromodification <br />Management (HM) project. As such, design of NPDES features shall be in accordance <br />with the applicant's submitted Bay Area Hydraulic Model (BAHM) 2013 Project Report, <br />and the Alameda Countywide Clean Water Program's C.3 Technical Guidance Manual. <br />(Address this condition prior to Grading and/or Building Permit issuance.) <br />55. PARKING DIMENSIONS: Parking space dimensions shall be consistent with Table <br />18.88.040 of the Pleasanton Municipal Code, although a front bumper overhang can be <br />utilized to reduce the space length up to two feet where parking abuts a landscaping area. <br />In addition, the ratio of compact to standard -sized spaces shall not exceed the 40% <br />threshold described in Code §18.88.040(A)(3). (Address this condition prior to Building <br />Permit issuance.) <br />56. PUBLIC SERVICES EASEMENT DEDICATION: The applicant shall dedicate an 12 -foot <br />wide Public Services Easement (PSE) along the property's Dublin Canyon Road frontage <br />on Parcel Map 10539, or shall dedicate said PSE by separate instrument if the parcel map <br />is not recorded prior to issuance of an Occupancy Permit for any on-site building. <br />(Address this condition prior to issuance of an Occupancy Permit.) <br />Standard Conditions of Approval: <br />57. DESIGN PER CITY STANDARDS: All public improvements shall be designed in <br />compliance with the City Standard Specifications and Details in effect at the time of the <br />issuance of the encroachment, grading, or subdivision permit, whichever occurs first. <br />(Address this condition prior to Encroachment Permit issuance.) <br />58. CONDITIONS OF APPROVAL: The Conditions of Approval shall be depicted on a plan <br />sheet(s) in the improvement plans. (Address this condition prior to Building Permit <br />issuance.) <br />59.
