5. Is there additional information needed to assist the Commission in its decision on the <br /> proposal? <br /> Commissioners requested additional information as described in questions 3 and 4(b). In <br /> addition, Commissioner Allen requested staff and the applicant review the pedestrian level <br /> street renderings to verify they accurately reflect the screening that will occur with the <br /> proposed landscaping. <br /> Following the work session, the applicant submitted revised plans that included reducing the <br /> height of the community building to a maximum 30 feet in height. In addition, the new plan set <br /> includes additional rendering views to demonstrate the parking will be adequately screened <br /> from view along Dublin Canyon Road. <br /> AREA AND SITE DESCRIPTION <br /> The approximately 16.2-acre Pleasant View Church of Christ property (project site) is located <br /> at 11300 Dublin Canyon Road. The existing church is located at the top of the hill on the <br /> property, in the northernmost portion of the site. The property is also bisected by Dublin Creek, <br /> which extends west to east, roughly parallel to Dublin Canyon Road. <br /> Figure 1: Vicinity Map <br /> 1Church 1.:. <br /> • of Christ v <br /> r <br /> • <br /> Development Area ` c <br /> ��.i I <br /> Y�Rio - a.? <br /> Irfc- <br /> From a high point of approximately 480 feet in elevation where the church building is located, <br /> the property drops steeply down towards the creek and flattens out along Dublin Canyon Road <br /> at approximately 420 feet in elevation. The 4.3-acre portion of the site proposed to be <br /> developed with the new Greek Orthodox church, shown in Figure 1, is located south of the <br /> existing creek and north of Dublin Canyon Road, in an area that includes a well but is currently <br /> vacant. <br /> Beyond the improvements noted above, the majority of the site is undeveloped, with <br /> predominantly ruderal/non-native grasslands and mixed oak/bay woodland along the creek. <br /> PUD-114-01M, 11300 Dublin Canyon Road Planning Commission <br /> 4 of 15 <br /> materials of the two buildings, however a Commissioner raised concerns about the <br /> massing and height of multi-purpose building in relation to the street and maintaining the <br /> rural character along Dublin Canyon Road. One Commissioner requested clarification on <br /> how far back the second-story portions of the multi-purpose building were from the front <br /> and side property lines. <br /> 4(b). Does the Planning Commission support the proposed building and dome heights? <br /> Commissioners requested additional information and justification from the applicant on the <br /> building and dome heights but were generally supportive overall. <br /> PUD-114-01M, 11300 Dublin Canyon Road Planning Commission <br /> 3 of 15 <br />17, a four-lot subdivision was approved by the City to subdivide the existing 16.2-acre site <br /> into four lots in accordance with the PUD approval.
