<br /> 7. Whether the proposed development plan conforms to the purposes of
<br /> the PUD district.
<br /> The Planning Commission finds the proposed development plan conforms to
<br /> the purposes of the PUD district including to allow residential uses on the lots.
<br /> In addition, the intent is to maintain adequate light, air, privacy, and
<br /> separation between dwellings and requires specific landscape, fencing,
<br /> lighting, and other design requirements unique to the district. The project will
<br /> help implement the intent of the district through large setbacks, landscaping,
<br /> and context sensitive building and site design. As such, the Planning
<br /> Commission concludes this finding can be made.
<br /> Section 2: The Planning Commission hereby recommends the City Council approve the
<br /> applications for subdivision (P21-0076) and PUD development plan ( PUD-141) as
<br /> reflected in the plans dated June 4, 2021 to subdivide an existing 1.67-acre parcel into
<br /> two parcels with Parcel A measuring approximately 21,986 square feet and Parcel B
<br /> measuring approximately 49,951 square feet in area and retain the existing home and
<br /> site improvements on Parcel B and construct an approximately 4,885-square-foot, two-
<br /> story single-family residence with an attached 810-square-foot garage and related site
<br /> improvements on Parcel A at 2215 Martin Ave., subject to the Conditions of Approval in
<br /> Attachment 1, attached hereto and incorporated into this resolution by reference.
<br /> Section 3: This resolution shall become effective immediately upon its passage and
<br /> adoption.
<br /> PASSED, APPROVED AND ADOPTED by the Planning Commission of the City of
<br /> Pleasanton at a regular meeting held on July 14, 2021, by the following vote:

<br /> California Building Code and applicable City codes. The Planning
<br /> Commission finds the subject site has adequate access to serve police, fire,
<br /> and other emergency vehicles. The new home will be equipped with
<br /> automatic residential fire sprinklers. As such, the Planning Commission
<br /> concludes this finding can be made.
