Rear yard landscaping will be determined <br /> at a future date, though will be required to be installed within six months of occupancy. Trees <br /> may need to be removed along Dennis Drive to accommodate the development and a public <br /> sidewalk. A condition of approval has been added requiring the applicant/property owner to <br /> provide a tree report prior to submitting for construction permits. The project proposal also <br /> includes a new eight-foot-tall solid redwood fence along the side and rear property lines of Parcel <br /> A and a six-foot tall solid redwood fence connected to the side walls of the home to the side <br /> property lines would enclose and screen the backyard area. Overall, staff finds the proposed <br /> planting and fencing plan acceptable. The <br /> applicant has provided relief to the massing through articulation, roof forms, and window <br /> treatments on all building elevations that are appropriate for the neighborhood and that provide <br /> sufficient visual interest from the street. The proposed colors complement the existing homes <br /> in the area and the mix of natural tones in the vicinity. As proposed, the two-story home would <br /> measure approximately 30-feet in height (measured from grade to the ridge) and would be <br /> generally compatible with the one- and two-story properties in the area.
