Public Comments for February 10, 2021 Planning Commission Meeting <br /> GUN1+ <br /> February 10,2021 <br /> City of Pleasanton Planning C'onmussion, <br /> The Board of Directors for the Pleasanton.Downtown Association(PDA)has carefully reviewed the staff <br /> report regarding subject P21-0033 and supports the denial of the proposed appeal,thereby upholding the <br /> Director of Community Development's determination. As an organvation we feel strongly that the proposed <br /> use for 550 Main Street would not benefit our downtown and believe this property should be utilized in a way <br /> that would enhance the overall vitality of our downtown. Ultimately,the PDA feels the allowance of this use <br /> would create nm ny unintended consequences that will negatively affect downtown. <br /> The PDA has been supportive of the concept of active ground floor uses on Main Street as part of a <br /> comprehensive effort to drive vitality and encourage growth in downtown.Active Ground Floor Use was <br /> included in the DSP with much consideration and this document is vital to the current and future success of <br /> our incredible district Leasing first-floor tenant spaces to active uses is a priority of the DSP because active <br /> uses add interest to the streetscape and encourage pedestrian activity.In addition.active uses are more likely <br /> to remain open in the evenings and on weekends This draws customers and thereby increases the downtown's <br /> vitality. <br /> It is the PDA opinion that the original proposal for a ground floor real estate office(as submitted in December) <br /> clearly does not comply with the DSP policies and does not promote an active downtown.The modified <br /> proposal(as submitted in January)provides an ancillary retail component of 11f1.however,does not meet the <br /> intent or the purpose of Active Ground Floor Use <br /> Approving this application will have long-term negative effects for downtown By allowing this application to <br /> go forward as submitted we are dishonoring the intent of the DSP and the input of our community who clearly <br /> voiced a desire for more retail activity along the first floor of Main Street This application would set a <br /> precedent moving forward and would make future enforcement of Active Ground Floor Use nearly impossible <br /> We strongly encourage the Planning Commission to look at the long-term negative effects of adding more <br /> office space to our first-floor downtown core and carefully weigh the options of what this property could be <br /> used for to strengthen our downtown.
