Chair Brown asked the height of the existing building. Ms. Soo stated it was 19 feet. She <br /> explained that the building height remained the same and only the tower element was <br /> increasing. <br /> Commissioner Nibert asked if the fencing abutting the neighbors to the north and west would <br /> be replaced. Ms. Soo stated it would remain. Commissioner Nibert asked if there were fencing <br /> requirements for the childcare. Ms. Soo stated the fence around the playground met State <br /> licensing requirements and the project was conditioned so activities would not go beyond the <br /> existing building on the north side. Commissioner Nibert asked the function of the tower and if <br /> it enclosed the HVAC. Ms. Soo deferred to the architect. <br /> Chair Brown asked if the previous conditions of approval were covered in the current <br /> conditions. Ms. Soo confirmed. <br /> THE PUBLIC HEARING WAS OPENED <br /> Applicant Bill Wood, William Wood Architects, gave a presentation on the project regarding <br /> façade improvements, ADA requirement upgrades, fencing, landscaping, proposed design, <br /> and efforts to reduce impacts to neighbors. <br /> Commissioner Nibert questioned the tower functionality. Mr. Wood stated the area would likely <br /> hide the mechanical equipment. <br /> Chair Brown asked if the wall sconces were for subtle lighting on the outside of the building. <br /> Mr. Wood stated the sconces were for accent and indirect lighting. <br /> Aaron Cooper provided his support related to the project and mentioned the assets the <br /> Chabad to the community. <br /> Joshua Zebberman provided his support related to the project and mentioned the interest from <br /> the community. <br /> Michael Miller provided his support for the design and inquired about the type of fencing on the <br /> west side. <br /> Fr. Ron Culmer provided his support related to the project, asked about the trash enclosure <br /> and requested the parking remain as currently exist. Ms. Soo stated the trash enclosure doors <br /> would not encroach on parking and parking would be restricted during trash collection times. <br /> Mark Hoffman provided his support related to the project and mentioned the design would <br /> improve the existing look of the building. <br /> Ed Broome provided his support related to the project and asked if the mature pine trees would <br /> be removed. Ms. Soo stated the arborist report indicated they would be retained. <br /> The applicant and Ms. Soo addressed the comments and concerns from Mr. Miller and <br /> provided closing remarks. <br /> Planning Commission Minutes Page 8 of 10 April 14, 2021 <br />021 <br />mmissioner Nibert expressed his agreement with the materials mentioned for Discussion <br /> Point 4a.
