From a high point of approximately 480 feet in elevation where the church building is located, <br />the property drops steeply down towards the creek and flattens out along Dublin Canyon Road <br />at approximately 420 feet in elevation. The 4.3 -acre portion of the site proposed to be <br />developed with the new church, shown in Figure 2, is located south of the existing creek and <br />north of Dublin Canyon Road. It currently contains a barn, corral, and a well. <br />The majority of the site is undeveloped, with predominantly ruderal/non-native grasslands and <br />mixed oak/bay woodland along the creek. The existing oak/bay woodland provides an <br />abundance of foraging opportunities for a wide range of animal species. <br />PROJECT DESCRIPTION <br />The applicant proposes to construct and operate a 9,792 -square -foot church and 24,971 - <br />square -foot multi-purpose building in multiple stages on a 4.3 -acre portion of the site. The <br />church building is proposed to include a sanctuary/nave with seating for 358 people as well as <br />a vaulted choir loft. The multi-purpose building would be two -stories and include administration <br />offices, religious education/study rooms, commercial kitchen, and gymnasium. <br />The Project is proposed to be completed in phases. The first phase (Phase 1) will be to grade <br />the site and prepare the site for construction (utilities, pads, landscaping, hardscaping). The <br />second phase (Phase 2) will be the construction of the 9,792 -square -foot church. Phase 1 and <br />2 are anticipated to take between 2-5 years to complete. The third phase (Phase 3) is to <br />construct the 24,971 -square -foot multi-purpose building. Phase 3 is anticipated to occur within <br />5-15 years with the complete relocation of their existing facility within 15 years. <br />Site Plan and Access <br />The applicant is proposing to subdivide the roughly 16 -acre parcel into two parcels (one parcel <br />for the existing church and one parcel for the new Greek Orthodox Church. Figure 3 shows the <br />proposed 4.3 -acre portion of the site. The proposed new church parcel will extend from the top <br />of the southern bank of the creek, with the creek and remainder of the site remaining within the <br />existing church parcel. The new church site will be approximately 4.3 -acres and will be <br />accessed from two driveways off of Dublin Canyon Road, just west of Laurel Creek Drive. The <br />multi-purpose building will be located closer to Dublin Canyon Road and will be setback <br />approximately 25 feet from the property line along the road. The multi-purpose building will <br />also be setback 35 feet from the adjacent single-family property to the west separated by <br />driveway and 15 -foot landscape buffer.
