development plan would be subject to the permitted and conditional uses of the Agriculture <br />District as defined in the Pleasanton Municipal Code. Churches, convents, monasteries, parish <br />houses, parsonages and other religious institutions are conditionally permitted uses in both the <br />One -Family Residential and Agriculture Districts. <br />As the tentative parcel map for the residential development was approved but not yet <br />recorded, a new application for a minor subdivision will need to be approved to subdivide the <br />existing site into two parcels. <br />General Plan and Zoning <br />The general regulations for the General Plan and Zoning district are outlined below. <br />Compliance with the regulations is analyzed further in the agenda report. <br />General Plan Land Use Designation. The property has a General Plan land use designation of <br />Rural Density Residential. Although the General Plan land use designation is residential, <br />churches and religious facilities are permitted within residential zones therefore the project as <br />proposed would continue to be consistent with the General Plan land use designation. <br />Zoning District. The property is zoned PUD-RDR/A-OS (Planned Unit Development — Rural <br />Density Residential/Agriculture and Open Space) District. The intent of the original rezoning <br />was to zone the portion of the property north of the creek, which is to remain with the existing <br />church, as PUD -A -OS and the area south of the creek, to be developed with new single-family <br />homes, as PUD-RDR. The proposed project would be developed on the portion of the site <br />zoned PUD-RDR (see Figure 1 below). Since the current PUD stated the subject area is to <br />allow the permitted and conditional uses of the One -Family Residential District, which allows <br />for churches and religious facilities as conditionally permitted uses, no rezoning would be <br />required. <br />AREA AND SITE DESCRIPTION <br />The approximately 16.2 -acre Pleasant View Church of Christ property (project site) is located <br />at 11300 Dublin Canyon Road. The church is located at the top of the hill on the property, in <br />the northernmost portion of the site.
