landscaping to the west of the building. An existing trash enclosure that Chabad shares with <br />St. Clare's is located on St. Clare's property. Access to and from the project site is from South <br />Valley Trails Drive, via the adjoining St. Clare's property. As described and approved in the <br />Conditional Use Permit, Chabad would share the existing 65 -space parking lot located to the <br />immediate south on St. Clare's property, with St. Clare's. <br />Figure 1: Site Location <br />PROPOSED PROJECT <br />The proposed project involves an extensive remodel of the exterior building fagade while <br />maintaining the existing building footprint. <br />New contemporary/modern design elements and features would be added to the existing <br />building fagade, including two building towers on the south elevation — the southeast tower <br />would be approximately 23'-8" in height and the southwest tower would be approximately <br />28'-2" in height, new windows and glazing, built -out wall features with iron lattice and railing, <br />new wood siding, roof design, and new exterior colors of beige and brown. A new entry canopy <br />at the existing entrance would emphasize the building entrance. Please see Figures 3-5 below <br />for more details. <br />The design review proposal includes an outdoor playground and outdoor terrace area located <br />to the immediate west of the Chabad building, and outdoor terrace areas in the front and to the <br />east of the Chabad building. The outdoor playground and terrace areas were approved by the <br />City Council in 2019. This proposal provides design details of these area while location -wise <br />are in substantial conformance to what were approved by the City Council. This design review <br />proposal includes play equipment suitable for day-care/preschool age children, and shade <br />covers for children. The playground area would be surrounded with an eight -foot -tall wood <br />fence to minimize noise impacts to existing residential neighbors to the north. A new fence and <br />walkway would be installed along the north side of the building providing a defined access <br />route from the daycare/preschool facility to the outdoor playground.
