RRM will assist the City in selecting appropriate manufacturer(s) based on the design goals and objectives and will develop the design of those elements in the next phase of the design (not a part of this scope). As part of this task, we will prepare two (2) 3D rendering views to illustrate the concept alternatives for presentation to staff and the public. Deliverables: • Two (2) draft black and white conceptual plan alternatives • Two (2) color conceptual plan alternatives which incorporate staff comments • Two (2) 3D rendering views of conceptual plan alternatives Subtask C.2: Final Conceptual Plan Based on feedback from our Childhood Development Sub Consultant, Staff and the community, we will combine preferred elements from both plan alternatives to create one conceptual plan. Design graphics will include an updated color illustrative plan. We will also prepare one (I) 3D rendering view of the preferred conceptual plan for presentation to staff and the public. Deliverables: • One (I) draft black and white conceptual plan • One (I) color final conceptual plan which incorporates staff comments • One (I) 3D rendering view of final conceptual plan Subtask C.3: Cost Estimate RRM will create a detailed planning level construction cost estimate for all project improvements and maintenance of the final conceptual plan based on recent construction and bid data. We will rely on information from City staff for the maintenance cost. Deliverables: • One (I) planning level cost estimate for the final conceptual plan Subtask C.4: Master Plan Outline Summary RRM will work with City staff and our Childhood Development Subconsultant to create an outline for the master plan summary including the following topics:
