BACKGROUND
<br /> The applicant, Futures Academy, currently operates out of this location with a maximum of 15
<br /> students at any given time. They wish to expand their operations to allow up to 40 students at
<br /> the subject site. Pursuant to the Pleasanton Municipal Code (PMC) various use categories,
<br /> and based on the characteristics of the operations, staff has determined the subject operations
<br /> are considered a private school. As noted previously, private schools are conditionally
<br /> permitted at this location with the approval of a CUP. The CUP application is before the
<br /> Planning Commission for consideration.
<br /> SITE AND AREA DESCRIPTION
<br /> The subject site is an approximately 16.4-acre triangular parcel bounded by Hacienda Drive,
<br /> Gibraltar Drive and Stoneridge Drive. The site contains three, five-storymulti-tenant buildings
<br /> surrounded by ground level parking. There are approximately 1,350 surface parking spaces
<br /> around the three buildings (shown in Figure 1) which are shared among the tenants of the
<br /> buildings. Street access is gained from driveways along all three street frontages.

<br /> Adjacent uses to the site include attached townhomes and detached single family homes to
<br /> the east along Gibraltar Drive, Roche Molecular Research and Development ce
<br /> along Hacienda Drive, and multi-tenant office buildings to the south along Stoneridge Drive

<br /> listed in Chapter 18.124 of the Municipal Code. In addition, the Planning
<br /> affect the surrounding uses or
<br /> properties and recommends the Planning Commission approve the project. However,
<br /> alternatives to the proposal that could be considered by the Planning Commission include:
<br /> 1 . Denial of the application. Such an action would preclude the applicant from increasing
<br /> the number of students in the private school; or
