The applicant shall be responsible for supervising and controlling the <br />activities of their patrons within the corporate picnic areas. The applicant shall submit a <br />security plan/policy for the corporate picnic areas specifying the measures the applicant <br />will take to ensure that no disorderly behavior occurs in these areas and that alcoholic <br />beverages are not taken outside of the corporate picnic areas. Said plan shall be subject <br />to the final review and approval by the Chief of Police and Planning Director. The <br />inability of the applicant to perform in this manner shall be cause for review of this use <br />permit as it pertains to the service of alcoholic beverages in the corporate picnic areas. <br /> <br />The applicant shall refine the proposed on-site security plan for the water park as <br />described in Exhibit A to include more details in terms of numbers of security staff, <br />security staff training, etc. The final security plan for the water park shall be submitted to <br />and approved by the Chief of Police prior to operation of the expanded water park. <br /> <br />The applicant shall maintain adequate staffing levels at all times on the site to control <br />crowds, respond to emergencies, etc. Adequate training and supervision to the <br />employees shall be provided. <br /> <br />The project developer shall maintain the area surrounding the water park in a clean and <br />orderly manner at all times. <br /> <br />All cooking facilities, except for outside barbeques, shall be equipped at all times with <br />filtering devices to minimize odors and fumes. Details of said filtering devices shall be <br />shown on the plans submitted for issuance of a building permit and shall be subject to the <br />review and approval by the Planning Director prior to issuance of building permits for the <br />project. <br /> <br />Parking lot sweeping, leaf blowing, and similar maintenance activities shall be limited to <br />8:00 am to 7:00 pm, Monday through Friday. <br /> <br />The height of the water attraction platforms shall be surveyed and verified as being in <br />conformance to the approved building height as shown on the approved building permit <br />plans. Said verification is the project developer's responsibility, shall be performed by a <br />licensed land surveyor or civil engineer, and shall be completed and provided to the <br />Planning Department before the first framing or structural inspection by the Building <br />Department. <br /> <br />The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, blowers, vents, and any other mechanical equipment, whether on <br />the structure, on the ground, or on the roof, with materials architecturally compatible with <br /> <br />PCUP-63/PDR-243 Conditions of Approval Page 7 <br /> <br /> <br />
