26. <br /> <br />All new equipment installed at the water park shall be the most energy efficient <br />equipment feasible for the intended use. <br /> <br />27. <br /> <br />The project developer shall submit a final lighting plan for the building and the site for <br />the review and approval of the Planning Director prior to issuance of building permits. <br />The following modifications shall be incorporated into the lighting plan: <br /> <br />ao <br /> <br />Lighting for the water park shall be directed downward and away from adjacent <br />properties and natural areas of the regional park and shall incorporate recessed lights <br />and/or cut-off shields to prevent glare onto adjacent properties or roadways. <br /> <br />b. Short bollard-style lights shall be used to reduce the number of proposed light poles. <br /> <br />c. Light poles shall not exceed a maximum height of 16 feet. <br /> <br />28. <br /> <br />At no time shall balloons, banners, or other attention-getting devices be utilized on the <br />site except as allowed by Section 18.96.060K of the Zoning Ordinance for grand <br />openings. At no time shall spot lighting be used after 10:00 PM in conjunction with such <br />grand openings. <br /> <br />29. <br /> <br />If operation of this use results in conflicts pertaining to parking, noise, traffic, or other <br />impacts, at the discretion of the Planning Director, this conditional use permit may be <br />referred to the Planning Commission for subsequent review at a public hearing. If <br />necessary, the Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke said conditional use permit. Possible mitigation measures can <br />include, but are not limited to: installing additional traffic mitigations as deemed <br />necessary by the City Traffic Engineer, constructing additional parking spaces, not <br />charging for parking and/or providing parking refunds/credits, limit'mg admission into the <br />water park, modifying the hours of operation, reducing the noise level of the speakers, <br />lowering the height of the speakers, aiming the speakers to the north, removing some of <br />the speakers, or other measures deemed necessary by the Planning Commission. <br /> <br />30. <br /> <br />If additional activities beyond that proposed in the written narrative, dated "Received" <br />May 9, 2003, on file with the Planning Department, are desired, prior City review and <br />approval is required. Such modifications shall be submitted to the Planning Director, <br />who may approve the modification or refer the matter to the Planning Commission if <br />judged to be substantial. <br /> <br />31. <br /> <br />Except for the designated corporate picnic areas, alcohol shall not be consumed within <br />the water park.
