18. <br /> <br />19. <br /> <br />20. <br /> <br />bo <br /> <br />The entire pedestrian/bicycle pathway between the western side of the Stanley <br />Boulevard entry driveway and the existing water park buildings shall be removed, <br />graded smooth to blend in with the natural grade, and landscaped. <br /> <br />The overflow parking area on the De Silva parcel shall be covered with gravel or a <br />similar permeable surface to control dust. <br /> <br />do <br /> <br />Accurate trunk locations and dfiplines of all existing trees to remain in place shall <br />be shown. <br /> <br />eo <br /> <br />Except for those areas draining to Remillard Marsh, drainage from all of the paved <br />parking lots and drive aisles proposed with this development shall be conveyed <br />into shallow, turf-lined biofilter swales that would allow contaminants to be <br />filtered from the stormwater. Furthermore, an oil/water separator (vault type) <br />shall also be installed in the storm drain system to provide an additional level of <br />stormwater treatment. <br /> <br />A vegetated planter strip shall be provided at the base of the slotted drainpipe at <br />Remillard Marsh. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by the <br />Planning Director prior to issuance of building permits for the project. <br /> <br />Prior to issuance of a building permit, the applicant shall reimburse the developer of the <br />Busch Property (Case PUD-18) for the subject project's pro rata share of the intersection <br />improvements at Stanley BoulevardYBernal Avenue/Valley Avenue that consist of adding <br />a "free" westbound to northbound right mm lane, or an alternative capacity enhancement <br />approved by the City Traffic Engineer. <br /> <br />If the City Traffic Engineer determines that queuing problems arise after the expanded <br />waterslide facility opens, the applicant shall lengthen the left- and fight-mm pockets from <br />Stanley Boulevard into the main park entrance. Said modification shall be subject to <br />final review and approval by the City Traffic Engineer and shall be installed in a timely <br />manner. <br /> <br />Prior to operation of the expanded waterslide facility, the applicant shall work With City <br />of Pleasanton staff to formulate a traffic management plan for handling special events <br />and holidays when higher traffic volumes are anticipated. <br /> <br />PCUP-63/PDR-243 Conditions of Approval Page 4 <br /> <br /> <br />
