11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />Should the City Council implement water rationing for the City, the water park facility <br />shall be subject to any roles that the Council enacts for recreational facilities. <br /> <br />All paved parking spaces shall be striped. Wheel stops, subject to the approval of the <br />Planning Director, shall be provided unless the spaces are fronted by concrete curbs, in <br />which case sufficient areas shall be provided beyond the ends of all parking spaces to <br />accommodate the overhang of automobiles. Permanent striping shall be provided for the <br />overflow parking lot unless the applicant can demonstrate to the satisfaction of the <br />Planning Director that on-site parking attendants and/or temporary striping would be in <br />place to guide patrons to the appropriate parking spaces. <br /> <br />Except for the employee, bus, handicapped, and carpool parking spaces, parking shall not <br />be assigned to specific users at the Park (e.g., parking spaces shall not be designated for <br />CA Splash water park or Shadow Cliffs Park patrons only). Up to four of the parking <br />spaces located in from of the Corporate Picnic Area A may be designated for the <br />exclusive use of the administration building staff. <br /> <br />If approved by Alameda County, the applicant shall install "Tow Away No Parking At <br />Any Time" signs along the Stanley Boulevard frontage between the City limit line and <br />the beginning of the County's existing "no parking" signs on the south side of Stanley <br />Boulevard. The number/placement of the signs shall conform to the minimum <br />requirements to allow enforcement of the no parking zone. <br /> <br />The colors of the buildings shall be submitted to and approved by the Planning Director <br />prior to the issuance of a building permit. Approved colors shall be stated on the plans <br />submitted for issuance of building permits. <br /> <br />The colors of the water slides, slide structures, and platforms shall be subdued greens, <br />tans, and browns to help them blend in with the surrounding hills and landscaping. The <br />proposed white and teal colors are not approved. The fmal design and colors of the water <br />slides, slide structures, platforms, shade structures, play structures, bridges, and security <br />building shall be submitted in conjunction with the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director <br />prior to issuance of building permits for the project. <br /> <br />17. The site plan, civil plans, and landscape plan shall be modified/revised as follows: <br /> <br />A minimum 5 ft. wide gravel pathway shall be installed along the side of the <br />proposed gravel access driveway to the overflow parking lot to allow pedestrians <br />to walk outside of the roadway. <br /> <br />PCUP-63/PDR-243 Conditions of Approval Page 3 <br /> <br /> <br />
