That all mechanical equipment be constructed in such a manner that noise emanating from it will not be perceptible at or beyond the property plane of the subject property in a normal environ- ment for that zoning district. That if signing is desired for the development an overall comprehensive signing program be sub- mitted to the City for review under separate application. That all trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons. That all trash and refuse be contained completely within enclosed areas which are architecturally compatible with the main structure. That silhouette low-level lighting be provided adjacent to all buildings. That for the purpose of future construction on the subject property, the site requirements of the RM-2000 District be followed. That the developer pay any and all fees that the property may be subject to. That all parking spaces be striped and provided with wheelstops unless they are fronted by concrete curbs in which case sufficient area shall be provided beyond the ends of all parking spaces to accommodate the overhang of automobiles. That the applicant enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping included in this project shall be maintained in a healthful, attractive and weedfree manner. Said agreement shall be recorded and shall run with the land for the duration of the existence of the structures located on the subject property. That all dwelling units in the development be constructed to meet the P.G.&E. energy conserva- tion home standards promulgated by P.G.&.E. in 1976. That the following water conservinc plumbing fixtures be installed: A. Low flush water closets B. Shower flow control heads C. kerators in interior closets D. Insulation of hot water lines That the developer submit improvement plans for that portion of the Del Valle Parkway which devel- -2-
