10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />That all mechanical equipment be constructed in <br />such a manner that noise emanating from it will <br />not be perceptible at or beyond the property <br />plane of the subject property in a normal environ- <br />ment for that zoning district. <br /> <br />That if signing is desired for the development <br />an overall comprehensive signing program be sub- <br />mitted to the City for review under separate <br />application. <br /> <br />That all trees used in landscaping be a minimum <br />of 15 gallons in size and all shrubs a minimum <br />of 5 gallons. <br /> <br />That all trash and refuse be contained completely <br />within enclosed areas which are architecturally <br />compatible with the main structure. <br /> <br />That silhouette low-level lighting be provided <br />adjacent to all buildings. <br /> <br />That for the purpose of future construction on <br />the subject property, the site requirements of <br />the RM-2000 District be followed. <br /> <br />That the developer pay any and all fees that the <br />property may be subject to. <br /> <br />That all parking spaces be striped and provided <br />with wheelstops unless they are fronted by <br />concrete curbs in which case sufficient area <br />shall be provided beyond the ends of all parking <br />spaces to accommodate the overhang of automobiles. <br /> <br />That the applicant enter into an agreement with <br />the City, approved by the City Attorney, which <br />guarantees that all landscaping included in <br />this project shall be maintained in a healthful, <br />attractive and weedfree manner. Said agreement <br />shall be recorded and shall run with the land <br />for the duration of the existence of the structures <br />located on the subject property. <br /> <br />That all dwelling units in the development be <br />constructed to meet the P.G.&E. energy conserva- <br />tion home standards promulgated by P.G.&.E. in <br />1976. <br /> <br />That the following water conservinc plumbing <br />fixtures be installed: <br /> <br />A. Low flush water closets <br />B. Shower flow control heads <br />C. kerators in interior closets <br />D. Insulation of hot water lines <br /> <br />That the developer submit improvement plans for <br />that portion of the Del Valle Parkway which devel- <br /> <br />-2- <br /> <br /> <br />
