CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 834 AN ORDINANCE REZONING APPROXIMATELY 2.5 ACRES OF LAND LOCATED BETWEEN THE ARROYO DEL VALLE AND THE FUTURE DEL VALLE PARKWAY, APPROXImaTELY 1600 FEET EAST OF HOPYARD ROAD, FROM RM-2000 (MULTIPLE FAMILY RESIDENTIAL) DISTRICT TO PUD (PLANNED UNIT DEVELOPMENT) DISTRICT, AND APPROVING A DEVELOPMENT PLAN FOR A 22-UNIT TOWNHOUSE COMPLEX ON THE WESTERLY FOUR-FIFTHS OF THE PROPERTY, AND AMENDING THE ZONING MAP OF THE CITY OF PLEASANTON ACCORDINGLY (ZONING UNIT MAP #168) THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES ORDAIN AS FOLLOWS: Section 1. Rezones the parcel of land 2.56 acres in size owned by Darwin Datwyler, located between the Arroyo del Valle and the future Del Valle Parkway, approximately 1600 feet east of Hopyard Road from RM-2000 (Multiple Family Residential) District to PUD (Planned Unit Development) District, (as more particularly described in Zoning Unit Map No. 168 attached hereto and incorporated herein by reference), and approves a development plan for a 22-unit townhouse complex on the westerly four-fifths of the property, subject to the following conditions: That the development be substantially as shown on the development plan, Exhibit A, and the carport elevations, Exhibit B, on file with the Planning Department, except that the utility shed be removed; that all parking spaces within carports be a minimum of ten feet by 20 feet, and that units 18 through 22 be moved a minimum of 8 feet to the west and that the additional space which is gained behind the units be developed in private rear yard areas. 2o That 6 inch high concrete curbs be installed between paved and landscaped areas. That all ducts, meters, air conditioning equip- ment, and all other mechanical equipment, whether on the ground on the structure or elsewhere be reasonably screened from public view with materials architecturally compatible with the main structure (it is especially important that gas and electric meters be completely screened from public view). That the street numbers of all buildings be posted so as to be easily read from the street at all times, day and night. That all lighting be constructed in such a manner that glare is directed away from surrounding properties and public right-of-ways.
