CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />ORDINANCE NO. 834 <br /> <br />AN ORDINANCE REZONING APPROXIMATELY 2.5 ACRES OF LAND LOCATED <br />BETWEEN THE ARROYO DEL VALLE AND THE FUTURE DEL VALLE PARKWAY, <br />APPROXImaTELY 1600 FEET EAST OF HOPYARD ROAD, FROM RM-2000 <br />(MULTIPLE FAMILY RESIDENTIAL) DISTRICT TO PUD (PLANNED UNIT <br />DEVELOPMENT) DISTRICT, AND APPROVING A DEVELOPMENT PLAN FOR <br />A 22-UNIT TOWNHOUSE COMPLEX ON THE WESTERLY FOUR-FIFTHS OF <br />THE PROPERTY, AND AMENDING THE ZONING MAP OF THE CITY OF <br />PLEASANTON ACCORDINGLY (ZONING UNIT MAP #168) <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES ORDAIN AS FOLLOWS: <br /> <br />Section <br /> <br />1. Rezones the parcel of land 2.56 acres in size owned by <br /> Darwin Datwyler, located between the Arroyo del Valle and <br /> the future Del Valle Parkway, approximately 1600 feet east <br /> of Hopyard Road from RM-2000 (Multiple Family Residential) <br /> District to PUD (Planned Unit Development) District, (as <br /> more particularly described in Zoning Unit Map No. 168 <br /> attached hereto and incorporated herein by reference), and <br /> approves a development plan for a 22-unit townhouse complex <br /> on the westerly four-fifths of the property, subject to the <br /> following conditions: <br /> <br />That the development be substantially as shown on <br />the development plan, Exhibit A, and the carport <br />elevations, Exhibit B, on file with the Planning <br />Department, except that the utility shed be <br />removed; that all parking spaces within carports <br />be a minimum of ten feet by 20 feet, and that <br />units 18 through 22 be moved a minimum of 8 feet <br />to the west and that the additional space which <br />is gained behind the units be developed in <br />private rear yard areas. <br /> <br />2o That 6 inch high concrete curbs be installed <br /> between paved and landscaped areas. <br /> <br />That all ducts, meters, air conditioning equip- <br />ment, and all other mechanical equipment, whether <br />on the ground on the structure or elsewhere be <br />reasonably screened from public view with <br />materials architecturally compatible with the <br />main structure (it is especially important that <br />gas and electric meters be completely screened <br />from public view). <br /> <br />That the street numbers of all buildings be <br />posted so as to be easily read from the street <br />at all times, day and night. <br /> <br />That all lighting be constructed in such a manner <br />that glare is directed away from surrounding <br />properties and public right-of-ways. <br /> <br /> <br />
