These plans shall include coordi- <br />nation of necessary interconnections of the Del <br />Valle Parkway with the Valley Community Church <br />parcel to the north across the Del Valle Parkway <br />and provision for an adequate turn-around at the <br />eastern terminus of the Del Valle Parkway. <br /> <br />That the developer dedicate to the City an ease- <br />ment for recreational purposes over the land south <br />of the top of the bank of the Arroyo Del Valle. <br /> <br />That the developer submit a building permit survey <br />and a site development plan in accordance with <br />the Survey Ordinance (Article 3, Chapter 3, Title II) <br />and that these plans be approved by the Director <br />of Engineering Services prior to the issuance of <br />a building permit. <br /> <br />That the site development plan include all required <br />information to design and construct site grading, <br />paving, and drainage. <br /> <br />That the paving sections for the parking and <br />drive areas be designed on the basis of an "R" <br />Value test and Traffic Index to carry the anti- <br />cipated traffic loads. This design shall be <br />subject to the approval of the Director of <br />Engineering Services. The minimum paving section <br />shall be 2 inch A.C. on 5 inch A.B. The minimum <br />A.C. pavement slope shall be 1%. <br /> <br />That all utilities required to serve this devel- <br />opment be installed underground. <br /> <br />That the developer install street frontage improve- <br />ments per ordinance to the satisfaction of the <br />Director of Engineering Services. These improve- <br />ments shall include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, <br />paving, storm drain, sanitary sewer, water facil- <br />ities, street lighting, underground utilities and <br />traffic control devices. <br /> <br />24. That the developer's contractor obtain an encroach- <br /> ment permit from the City prior to construction. <br /> <br />25. That thc de~eloper install street trees as required <br /> per ordinance. <br /> <br />26. <br /> <br />27. <br /> <br />That the emergency phone number of the fire depart- <br />ment be posted near all telephones on the site <br />immediately following the beginning of construction. <br /> <br />That the construction site be kept free of fire <br />hazards from the start of construction until <br />final inspection. <br /> <br /> <br />
