The anticipated number of coaches, players and parents will not <br />generate any unusual demands on the existing parking for this industrial area or <br />the surrounding properties as the parking lot on site provides adequate parking <br />spaces. Furthermore, the applicant will be required to mitigate any nuisances that <br />may occur as a result of the proposed indoor baseball pitching facility. Therefore, <br />this finding can be made. <br />2. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br />Based on the proposal, the operation of the proposed facility would be compatible <br />with other uses in the same zoning district, as its operation would be confined <br />inside the building with a maximum of four players and two coaches. The subject <br />facility is approximately 1,300 feet from the nearest residential property on the <br />west side of I 680. It is unlikely that the proposed use would impact the <br />residential neighborhood. The applicants would add foam padding to the <br />common walls and would install catching nets along the walls to minimize <br />potential noise impacts from practice upon adjacent businesses. In addition, <br />adequate and safe ingress and egress into and out of the site and sufficient on-site <br />parking would make the proposed use suitable for the subject site. Therefore, this <br />finding can be made. <br />The proposed conditional use will comply with each of the applicable <br />provisions of the Zoning Ordinance. <br />The I-G zoning district conditionally permits the establishment of a recreation <br />facility, and the proposed indoor baseball pitching facility is considered a <br />recreational use. Granting a conditional use permit would be consistent with the <br />City's ability to regulate related zoning regulations. Therefore, the third finding <br />can be made. <br />WHEREAS, the Planning Commission determined that the proposed conditional use would be <br />compatible with the existing uses in the area. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />
