Prior to the issuance of a building permit, the plans shall be revised such <br />that there are no accessory structures proposed within the existing storm <br />drain easement or within the 25 foot minimum rear yard setback, as <br />required by the Pleasanton Municipal Code. <br />Prior to the issuance of a building permit, the applicant shall revise the <br />drawings and provide elevation drawings of all proposed accessory <br />structures. The colors and materials of the structures shall be called out on <br />the plans. No accessory structure shall exceed 15 feet in height, unless <br />waived by the Planning Director. The colors, materials, height, and design <br />of the accessory structures are subject to the review and approval of the <br />Planning Director. <br />7. Should the use of the project site change, the applicant shall remove the <br />barbwire on the fence. <br />8. The wood chipper shall only be operated between 10:00 a.m. and 4:00 p.m. <br />Monday through Friday. <br />9. If operation of the proposed wood chipping, wood dying, wood bagging, or <br />any other machinery results in conflicts in regard to noise, odors, dust, or <br />other impacts, at the discretion of the Planning Director, this case may be <br />submitted to the Planning Commission for further review at a public <br />hearing. If necessary, the Commission may modify or add conditions of <br />approval to mitigate such impact, or may revoke the approval of the <br />equipment. <br />10. The applicant shall implement all noise mitigations recommended by <br />Illingworth and Rodkin as shown in the noise study prepared by lllingworth <br />and Rodkin, Dated "Received October 16, 2003", for this project. All <br />doors on the wood chipper building shall remain closed when the grinder is <br />loaded and operated. <br />11. The applicant shall install the photovoltaic panels, shown in Exhibit A, as <br />part of the project. <br />12. The applicant shall install a bioswale with a ten (10) foot minimum width <br />along the entire southern and western border of the project. The design of <br />the bioswale is subject to the review and approval of the City Engineer. <br />The applicant shall grade the site as necessary so as to achieve a functional <br />bioswale. All existing stockpiled soil shall be removed from the site and <br />shall be so indicated on the final grading plan. <br />
