Resolution No. PC-2003-48 <br />Page 3 <br />Exhibit B <br />PDR-318: Conditions of Approval <br />3700 Boulder Court/Borg Redwood Fencing <br />(October 22, 2003) <br />PLANNING <br />The building and related site improvements shall be constructed as shown <br />on the written narrative, site plan, elevation drawings, floor plan, grading <br />and drainage, roof plan, landscaping plan, color and material board, LEED <br />scorecard, photovoltaic panel proposal, and pictures of the grinder and <br />woodchip dying machines, Exhibit A, Dated "Received October 6, 2003", <br />on file with the Planning Department, except as modified by the following <br />conditions of approval. Minor changes to the plans may be allowed subject <br />to the approval of the Planning Director, if found to be in substantial <br />conformance to the approved exhibits. <br />2. Design review approval for the building and related site improvements will <br />lapse within one (1) year from the date of approval unless a building permit <br />is issued and construction has commenced and is diligently pursued toward <br />completion or an extension has been approved by the City pursuant to <br />section 18.20.070 of the Pleasanton Municipal Code. <br />All conditions of approval for this case shall be written by the project <br />developer on all building permit plan check sets submitted for review <br />and approval. These conditions of approval shall be on, at all times, all <br />grading and construction plans kept on the project site. It is the <br />responsibility of the building developer to ensure that the project contractor <br />is aware of, and abides by, all conditions of approval. It is the <br />responsibility of the building developer to ensure that the project landscape <br />contractor is aware of, and adheres to, the approved landscape and <br />irrigation plans. Prior approval from the Planning Department must be <br />received before any changes are constituted in site design, grading, building <br />design, building colors or materials, landscape material, etc. <br />If a minor subdivision of the approximately 11.8 acre parcel is desired, a <br />minor subdivision application shall be submitted to the Planning <br />Department for consideration under separate application. If the <br />approximately 2.78 acre lot is proposed, as shown in Exhibit A, access <br />easements over the northern and eastern properties shall be recorded to <br />ensure that the parking and drive aisle areas on the approximately 2.78 acre <br />lot meet the minimum requirements of the Pleasanton Municipal Code. <br />
