3. Architecture for Lots 1 and 5 <br /> a. Architectural styles suitable to the existing semi-rural character are <br /> encouraged. The generally informal character of the <br /> neighborhood's structures should be reinforced. Informal <br /> architectural styles reflective of California's heritage such as ranch- <br /> style homes are strongly encouraged while more formal styles <br /> reflecting Neo-Colonial, European Estate, or similar architecture <br /> should not be used. <br /> b. Entries should be proportionate to the scale and character of the <br /> home; formal entries exceeding one and a half stories are strongly <br /> discouraged. <br /> c. Structures should be designed to harmonize with the natural setting <br /> and with neighboring homes. All structures shall reflect a high <br /> standard of architectural design. <br /> d. Stone and treated woods are strongly encouraged for exterior <br /> surfaces. Stucco may be used, provided that it is complementary to <br /> the home design and it is a muted earth tone color. Limestone, <br /> coolstone and similar materials are prohibited. <br /> e. If a two-story home is proposed, the second floor shall not exceed <br /> 40% of the first-floor area and the second floor shall either have walls <br /> that are set back from the first-floor walls or the second floor shall be <br /> integrated into the roof of the house with dormers used for windows <br /> or to provide adequate head clearance. <br /> f. Structures with roof slopes less than 4:12 are discouraged. <br /> g. Balconies from upper levels of single-family residences shall generally <br /> be in keeping with the scale and character of the house. <br /> h. Design should consider the privacy of neighbors when locating <br /> doors, windows, balconies and patios. <br /> i. Construction must comply with the requirements contained in the <br /> Urban Wildland Fire Management Plan for PUD-135. <br /> j. The visual prominence of garage doors should be minimized. New <br /> construction should seek to limit the amount of garage fronts visible <br /> from adjacent roads. The following techniques should be used: <br /> (1) Place garage doors so that not more than two doors face the <br /> Sycamore Road. <br /> (2) Arrange landscaping to block views of garages wherever <br /> possible. <br /> (3) Use multiple garage doors rather than single larger doors if <br /> garage faces Sycamore Road. <br /> (4) Garage doors should be set back from the front of the home and <br /> when multiple garage doors are used, those portions of the <br /> garage frontage should be staggered. <br /> Sycamore Corners Design Guidelines Page 3 <br /> PUD-1 35 <br />ed and corrected at the expense of the applicant. <br /> [end] <br /> PUD-135, P19-0030. No oil, gasoline, chemicals, or other harmful materials shall be deposited or disposed <br /> within the dripline of the trees or in drainage channels, swales, or areas that may lead to <br /> the dripline. <br /> e.
