Building Height <br /> All lots: 30 feet maximum for primary residence. <br /> 15 feet maximum for detached accessory buildings/structures. <br /> Note: Height shall be measured from the lowest finished grade adjacent to <br /> an exterior wall of the structure to the peak of the roof. <br /> D. Design Criteria <br /> 1. Site Planning <br /> a. Homes and other structures should be sited and designed to <br /> minimize impacts on neighboring properties. <br /> b. House entries and porches should be oriented to adjacent streets. <br /> c. Vehicular access to Lot 1 shall be from the existing driveway off <br /> Sycamore Road that will be shared with Lot 5. <br /> d. A minimum of three visitor's parking spaces shall be provided on <br /> each lot. Driveways may be used to meet this requirement. <br /> 2. Architecture for Lots 2-4 <br /> a. Homes shall have compatible and comparable designs, details, and <br /> color/material themes as the existing homes in the Sycamore Heights <br /> development. <br /> b. Structures should be designed to harmonize with the natural setting <br /> and with neighboring homes. All structures shall reflect a high <br /> standard of architectural design. <br /> c. Structures with roof slopes less than 4:12 are discouraged. <br /> d. No second floor balconies shall be allowed on the sides and rear of <br /> the residences. <br /> e. Design should consider the privacy of neighbors when locating <br /> doors, windows, balconies and patios. <br /> f. Construction must comply with the requirements contained in the <br /> Urban Wildland Fire Management Plan for PUD-135. <br /> g. The visual prominence of garage doors should be minimized. New <br /> construction should seek to limit the amount of garage fronts visible <br /> from adjacent roads. The following techniques should be used: <br /> (1 ) Place garage doors so that not more than two doors face the <br /> fronting road, unless one garage bay is staggered. <br /> (2) Arrange landscaping to block views of garages wherever <br /> possible. <br /> (3) Use multiple garage doors rather than single larger doors. <br /> (4) Unless it is a side-entry garage, garage doors should be set back <br /> from the front of the home and when multiple garage doors are <br /> used, those portions of the garage frontage should be staggered. <br /> Sycamore Corners Design Guidelines Page 2 <br /> PUD-135 <br />e project site shall be reviewed <br /> and approved by the City Traffic Engineer prior to building permit issuance and shall include the <br /> provision to monitor the street surfaces used for the haul route so that any damage and debris <br /> attributable to the haul trucks is identified and corrected at the expense of the applicant. <br /> [end] <br /> PUD-135, P19-0030.
